The presented study reports an analysis of the credit recovery strategies for non-performing loans (NPLs). The phenomenon of NPLs has acquired a greater importance in the international economic scenario in recent years. The study was developed on the basis of the information acquired thanks to an internship carried out in Cerved Credit Management Group, one of the main servicers operating in this market. Analysing the credit recovery strategies, our aim is to assess which is the one that maximises the recovery for NPLs owners. Particular attention is given to those credits which are secured by real estate collaterals and for which judicial resolution strategies are undertaken. These strategies provide for the sale of the collateral asset at the auction as a consequence of a foreclosure procedure. There are two possible judicial exit strategies: the collateral asset can be bought by third parties (Judicial strategy), or by a Real Estate Owned Company (REOCO). The aim of this work is to assess and compare the economic convenience between the judicial strategy and the REOCO one. Through the support of an Excel model, we will conduct a deep analysis comparing the two strategies. The achieved results allowed us to obtain the maximisation of the recovery, employing a mix of the two strategies.

Lo studio presentato in questo lavoro di tesi propone un’analisi delle strategie di recupero del capitale dei crediti in sofferenza (NPLs). Il fenomeno degli NPLs ha acquisito una sempre maggiore rilevanza nello scenario economico internazionale negli ultimi anni. Lo studio è stato svolto sulla base delle informazioni rese accessibili grazie all’esperienza pratica condotta presso Cerved Credit Management Group, uno dei maggiori servicers operanti in questo mercato. Analizzando le diverse strategie di recupero del credito, ci siamo interrogati su quale fosse quella che garantisse un maggior ritorno al proprietario del credito. In particolare, ci si è concentrati su quei crediti che hanno un bene immobiliare come garanzia, focalizzandosi su quelle strategie di recupero tramite una risoluzione di tipo giudiziale (Judicial resolution strategies) che prevede la vendita all’asta del sottostante in seguito ad una procedura esecutiva. Queste strategie di uscita dal credito sono attendere che la procedura esecutiva faccia il proprio corso (Judicial), oppure intervenire attivamente nella procedura, acquistando l’immobile tramite una società terza detta Real Estate Owned Company (REOCO). Lo scopo del nostro studio è quello di indagare la convenienza economica di queste due strategie mettendole a confronto. Utilizzando un modello Excel, viene presentato un approfondimento che porterà ad affermare che la massimizzazione del recupero di capitale è ottenibile perseguendo un mix tra le due strategie analizzate.

Lo studio è stato svolto sulla base delle informazioni rese accessibili grazie all’esperienza pratica condotta presso Cerved Credit Management Group, uno dei maggiori servicers operanti in questo mercato. Analizzando le diverse strategie di recupero del credito, ci siamo interrogati su quale fosse quella che garantisse un maggior ritorno al proprietario del credito. In particolare, ci si è concentrati su quei crediti che hanno un bene immobiliare come garanzia, focalizzandosi su quelle strategie di recupero tramite una risoluzione di tipo giudiziale (Judicial resolution strategies) che prevede la vendita all’asta del sottostante in seguito ad una procedura esecutiva. Queste strategie di uscita dal credito sono attendere che la procedura esecutiva faccia il proprio corso (Judicial), oppure intervenire attivamente nella procedura, acquistando l’immobile tramite una società terza detta Real Estate Owned Company (REOCO). Lo scopo del nostro studio è quello di indagare la convenienza economica di queste due strategie mettendole a confronto. Utilizzando un modello Excel, viene presentato un approfondimento che porterà ad affermare che la massimizzazione del recupero di capitale è ottenibile perseguendo un mix tra le due strategie analizzate.
