The subject of this dissertation is the renewal of the former Cantoni cotton mill building, an example of industrial archeology dating back to the end of the 19th century in Bellano, a village on the western shore of the Como lake in the province of Lecco. Even though the urban context is full of many important landscape elements, as for example “l’Orrido” (a spectacular waterfall, famous natural monument), it presents a great empty space right in its centre that derives from the factory closure. The lack of a specific and official line to carry out our aim posed a first problem: finding a suitable use that would give value to the geographical location and that would be economically sustainable. Researches conducted on the village and his surrounding lands highlighted a lively population where interesting creative personalities stand out, as well as the touristic potentiality of the landscape. We decided to transform the building in a centre where people could express themselves through various arts: painting, sculpture, architecture, photography, literature, music, cinema and cookery. The body of the building that points towards the lake has been assigned to the classrooms where the courses and the workshops of a chosen art will take place; instead, the central main part has been designed to be a sort of container of organized events resulting from the merging of these arts. The “Creative Cantoni Station”, named in memory of its former function, has been flanked by two other supporting services that could be functionally connected to art: a restaurant with a panoramic balcony on the lake-side part of the building and a hotel on the mountain-side one available for the public and the students as well. The building eventually set up as an intermodal as well as cultural centre, restoring the connection between the village and the railway station. The dissertation is composed by three main sections: The first part explains the choices we made about the functions of the new building. This process started with the simulation of a project brief based on the researches conducted on the object of our interest, its context and on the surrounding lands. The feasibility of the best suitable hypothesis has been validated by an accurate analysis of the economic sustainability. The second section contains the renewal project described in both the urban and the architectural scale. The new building has been embedded in a net of cultural itineraries that connect the two main touristic features of Bellano, “l’Orrido” and the lake, and that can increase the importance and the value of it. The real work has been done inserting the light technology spaces in the bigger and historically significant container and respecting the facades and the internal structure. The third part contains the analysis of the most important passages involved in the actual realization of the project: the new architectural technologies we chose and their relation with the existing ones; the system integration hypothesis, the analysis on the original building structure and the study of the lighting.
L’oggetto della presente tesi è il recupero dell’ex cotonificio Cantoni, esempio di archeologia industriale di fine Ottocento, situato a Bellano, sulla sponda lecchese del Lario. Il contesto urbano di riferimento, seppur ricco di elementi di forte valore paesaggistico come l’Orrido, celebre monumento naturale, presenta nel suo centro un vuoto di dimensioni fuori scala, lasciato dalla dismissione dell’attività. L’assenza di linee-guida specifiche ed ufficiali per il reimpiego del comparto ha generato un importante quesito a cui rispondere: trovare una funzione che valorizzasse il proprio contesto geografico e che fosse economicamente sostenibile. Le analisi condotte sul paese ed il suo intorno hanno messo in luce, oltre alle forti potenzialità paesaggistiche e turistiche, un tessuto demografico vivo, in cui spiccano alcune personalità creative. La principale destinazione d’uso scelta corrisponde ad un centro aperto all’esercizio di una pluralità di arti tra loro dialoganti: pittura, scultura, architettura, fotografia, letteratura, musica, cinema e cucina. Il corpo rivolto verso il lago è stato adibito ad ospitare le aule dedicate ai corsi e workshop inerenti alle discipline scelte, mentre quello centrale a vero e proprio “contenitore” di eventi, scaturiti dalle sinergie tra esse. La “Centrale Creativa Cantoni”, appellativo che è stato dato al complesso in memoria della sua funzione passata, è stata infine affiancata da due attività ricettive di supporto, che creassero un mix funzionale legato all’arte: un ristorante dotato di terrazza panoramica, inserito negli ultimi piani del corpo lato lago ed un albergo aperto sia al pubblico che agli allievi dei corsi, inserito nel corpo lato montagna. Il complesso si è configurato, infine, come un centro intermodale oltre che culturale, rendendo nuovamente possibile il collegamento tra la stazione ed il paese. Il lavoro di tesi si articola in tre sezioni: La prima parte contiene il processo di scelta delle funzioni da insediare nel complesso, che ha preso avvio dalla simulazione di un brief di progetto, nato dalle analisi conoscitive dell’oggetto d’interesse e del suo contesto. La fattibilità delle ipotesi meglio rispondenti alle necessità del paese e del suo intorno sono state, in seguito, validate da un’accurata analisi di sostenibilità economica. La seconda parte contiene il progetto di recupero, declinato dalla scala urbanistica a quella architettonica. Il nuovo complesso è stato integrato in una rete di percorsi culturali di connessione tra le due anime turistiche di Bellano, l’Orrido ed il lungolago, valorizzandolo. L’intervento vero e proprio è stato effettuato nel rispetto delle facciate e della struttura interna, attraverso l’inserimento di volumi a tecnologia leggera nel più grande contenitore d’indiscusso valore storico. La terza parte, detta di ingegnerizzazione del progetto, comprende gli approfondimenti più significativi che concorrono all’effettiva realizzazione dell’intervento: la scelta delle nuove tecnologie costruttive ed il loro rapporto con quelle esistenti, l’ipotesi d’integrazione impiantistica, le verifiche sulla struttura originale e lo studio illuminotecnico.
