L'approccio manageriale in appalti complessi. Report finale di cantiere

This thesis deals with the figure of the Construction Manager at the service of the custumer. A key figure in complex construction projects , where the worker time , quality and safety determine its success . The first part will discuss with the evolution of the managerial approach as innovative organization of procurement, the analysis of the structure of commission to improve each time the design and manufacturing choices. A second part will address specifically the activities of the construction manager and all areas of its competence, including the security, with constant references to management tools, troubleshooting and the processing of constraints into opportunities. The conclusion of the study, conducted on the basis of experience and collection at the Company SC Evolution Spa. as part of the construction of a new supermarket in the town of Morbegno, confirmed overcoming traditional models to innovative approaches that are high managerial founded on new discipline of Cost Engineering: The Importance engineering of processes by introduction of more figures management. This paper is not only proposed as the evidence of a work experience at the Company SC Evolution SpA, but it would be also a report of the whole operation, finishing with the inauguration’s day of the supermarket and facing all the difficulties that increasingly justify the presence of the Construction Manager in the world of contracts in Italy. It is hoped therefore that this contribution will be well received and settled in management behavior of all those companies that have to do with the real estate business, a testament to all those typical operations to optimize processes where there is the lack of the capacity of the construction company.

Questa tesi si occupa della figura del Construction Manager a servizio della committenza. Una figura fondamentale negli interventi edilizi complessi, dove i fattori tempo, qualità e sicurezza ne determinano il proprio successo. Una prima parte tratterà l’evoluzione dell’approccio manageriale come organizzazione innovativa degli appalti, l’analisi della struttura di committenza volta a migliorare di volta in volta le scelte progettuali e costruttive. Una seconda parte affronterà nello specifico le attività del construction manager e tutte le aree di sua competenza, sicurezza compresa, con continui riferimenti a strumenti di gestione, risoluzione di problemi, trasformazione di vincoli in opportunità. La conclusione dello studio, condotto sulla base dell’esperienza acquisita e raccolta presso la Società S.C. Evolution S.p.A. nell’ambito della realizzazione di un nuovo iperstore nella città di Morbegno, ha confermato il superamento dei modelli tradizionali a favore di approcci innovativi ad alto contenuto manageriale e fondati sulla nuova disciplina del Cost Engineering: l’importanza dell’ingegnerizzazione dei processi, attraverso l’introduzione di più figure gestionali. Oltre che la testimonianza di un esperienza lavorativa questo elaborato si propone come report dell’intera operazione, dall’acquisizione dell’area al giorno dell’inaugurazione dell’iperstore, affrontando tutte le difficoltà che sempre più giustificano la presenza del Construction Manager nel mondo degli appalti in Italia. Ci si augura quindi che il presente contributo possa essere ben accolto e sedimentato nei comportamenti gestionali di tutte quelle società che avranno a che fare con l’attività immobiliare, una testimonianza di tutte quelle operazioni tipiche per ottimizzare le lavorazioni là dove non arriva o non vuole arrivare la capacità dell’impresa di costruzioni.
