Rivivi Rogaro. Riqualificazione urbanistico-funzionale della piana di Rogaro nel comune di Tremezzina (CO) attraverso la valorizzazione delle preesistenze e la costruzione di un centro benessere polifunzionale

Oscar Wilde) The project of thesis it has as fears the retraining urbanistic - functional of the Plain one of Rogaro, sita in the Commune of Tremezzina in the province of Como. The project is born for developing a proposal inserted in the new PGT approved by the ex Commune of Tremezzo in the 2012. Such proposal foresees the editing of a Plan of area for the urbanistic recovery - functional to the thin agrituristicis, rural, sporting and of comfort of a vast area historically turned to agricultural activity and pastures, where a tall risk of building speculation is besides because of the urbanistic planning of the neighbor common of Griante, with which the area confines. Objective of the present job is that to set a complete urbanistic metadesign, with the recovery and the refunctionalization of the preesistenzes and the around environmental of reference, going then to insert a Center Comfort polifunzionale of new construction. The job of thesis articulates in two parts, the first one related to the urbanistic study of the vast area of intervention, with proposals Metadesign. The second part is totally instead devoted health club to the development of the project of the Center. An accurate search of the energetic saving, some respect of the natural environment has allowed us the use of technologies to dry, the inverdimento of the coverage and you/he/she has brought us to the choice of a dynamic wrap. In the optics of a complete project to 360° the structure of the whole building is studied, dimensionandone beams and pillars and where it foresees the truss. The select effected impiantistiches, among which the hypothesis of use of the water of the passing stream for the area of project, the insertion of the solar thermal, has allowed us, as far as possible, to decrease the wastes and to aim at renewable resources determining a radical reduction of the energetic requirement of the building. The run of studies faced in these long years has thrown the bases and datum the necessary inputs for the layout of this job. But it was especially the take compare with an existing reality of a Town proposal that has allowed us a concrete approach with the mechanisms urbanistic and architectural progettuali that will result us useful in the world of the job. In conclusion it deals with a project that tries to face the different aspects that a theme as the urbanism and the planning they bring with themselves trying to face them, where possible and inside our knowledges, through an approach multidisciplinare with the purpose to not only plan something beautiful but also useful and functional.

Oscar Wilde) La tesi di Laurea ha come tema la riqualificazione urbanistico - funzionale della Piana di Rogaro, sita nel Comune di Tremezzina in provincia di Como. Il progetto nasce per sviluppare una proposta inserita nel nuovo PGT approvato dall’ex Comune di Tremezzo nel 2012. Tale proposta prevede la redazione di un Piano d’Area per il recupero urbanistico – funzionale ai fini agrituristici, rurali, sportivi e di benessere di una vasta area storicamente adibita ad attività agricole e pascoli, dove vi è inoltre un alto rischio di speculazione edilizia a causa della pianificazione urbanistica del vicino comune di Griante, con cui l’area confina. Obiettivo del presente lavoro è quello di mettere a punto un metaprogetto urbanistico completo, con il recupero e la rifunzionalizzazione delle preesistenze e dell’intorno ambientale di riferimento, andando poi ad inserire un Centro Benessere polifunzionale di nuova costruzione. Il lavoro di tesi si articola in due parti, la prima relativa allo studio urbanistico della vastissima area di intervento, con proposte Metaprogettuali. La seconda parte è invece totalmente dedicata allo sviluppo del progetto del Centro Benessere. Un’accurata ricerca del risparmio energetico, del rispetto dell’ambiente naturale ci ha permesso l’utilizzo di tecnologie a secco, l’inverdimento della copertura e ci ha portato alla scelta di un involucro dinamico. Nell’ottica di un progetto completo a 360° si è studiata la struttura di tutto l’edificio, dimensionandone travi e pilastri e ove presente la trave reticolare. Le scelte impiantistiche effettuate, tra cui l’ipotesi di utilizzo dell’acqua del torrente passante per l’area di progetto, l’inserimento del solare termico, ci hanno consentito, per quanto possibile, di diminuire gli sprechi e di puntare su risorse rinnovabili, determinando una radicale riduzione del fabbisogno energetico dell’edificio. Il percorso di studi affrontato in questi lunghi anni ha gettato le basi e dato gli input necessari per la stesura di questo lavoro. Ma è stato soprattutto il volerci confrontare con una realtà esistente di una proposta Comunale che ci ha permesso un concreto approccio con i meccanismi progettuali urbanistici e architettonici che ci risulteranno utili nel mondo del lavoro. In conclusione si tratta di un progetto che cerca di affrontare i differenti aspetti che un tema come l’urbanistica e la progettazione portano con sé cercando di affrontarli, ove possibile e all’interno delle nostre conoscenze, attraverso un approccio multidisciplinare al fine di progettare non solo qualcosa di bello ma anche utile e funzionale.
