The urban regeneration of brownfield sites has taken a strategic prerogative even more imperative in view of a reduction of land consumption. These areas, once settled in remote areas or at the edge of territories, have now been incorporated into the urban areas. Here they appear as discontinuities, like a built devoid of functionality and connectivity with the urban fabric, as in the case of the Ex Officine Mariani, which is the object of the present study. Inspired by a notice of the proposed project by the Administration of Seregno for the redevelopment of this area, some evaluations on demographic trends, the real estate and hospitality sector market were carried out in-depth. By an overall analysis of the process and the relationship with the neighbourhood, such analysis extended to the dynamics of an area as the province of Monza and Brianza appreciated for economic dynamism. Currently this province is facing the stagnation and uncertainty of the economic crisis. In addition of affecting business scope such crisis is leading to a complete rethinking of lifestyle and development opportunities such as becoming a reception area and tourism opportunity. The data collected made possible to have a new key for the hypothetical project design which means in the first instance to scale the edificatory volumes and abandon some requests of the municipal administration, such as the completion of a university cohort and its residences for students. We designed the masterplan, the related road and pedestrian access system with the urban fabric. A volumetric distribution was designed, able to harmonize with the environment, while it is maintaining the ability of an open visual on all fronts. The paper focused on the development project of the top building as a receptive destination hotel, designed according to LEED certification protocol. This choice has allowed us to assess the environmental impact of this top building, not only concerning normal running energy saving, but especially the containment of the impact generated by the design choices and the management of the construction site. We evaluated all the choices most of all in view of the user's well-being.
La riqualificazione urbana di aree dismesse ha assunto una prerogativa strategica ancor più inderogabile nell’ottica di un contenimento del consumo di suolo. Tali aree, un tempo insediate nelle zone periferiche o all’estremità dei territori, oggi sono state inglobate nelle zone urbane, nelle quali appaiono come delle discontinuità. Un costruito privo di funzionalità e connettività col tessuto urbano come nel caso dell’area Ex Officine Mariani oggetto del presente elaborato. Prendendo spunto da un bando di progetto proposto dall’Amministrazione Comunale di Seregno per la riqualificazione di tale area, sono state svolte approfondite valutazioni sull’andamento demografico, del mercato immobiliare e del settore ricettivo. Mediante un processo di analisi complessivo dell’area e del rapporto con il circondario, esteso alle dinamiche di un territorio come quello della provincia di Monza e Brianza apprezzato per il dinamismo economico che attualmente si sta confrontando con l’immobilismo ed incertezza della crisi economica che oltre ad incidere sull’ambito lavorativo sta portando ad ripensamento degli stili di vita e opportunità di sviluppo quali l’ambito dell’accoglienza e del turismo. I dati raccolti hanno permesso di restituire una chiave di lettura per l’ipotesi progettuale dell’area che in prima istanza ha fatto sì che fossero ridimensionate le volumetrie edificatorie, abbandonando alcune richieste dell’Amministrazione Comunale quali la realizzazione di un distaccamento universitario con relative residenze per studenti. Disegnata la planimetria del lotto ed il relativo sistema di connessione viario e pedonale con il tessuto urbano, è stata progettato un distributivo volumetrico capace di armonizzarsi con il contesto, mantenendo la possibilità di visuali aperte su tutti i fronti. L’elaborato si è focalizzato sullo sviluppo del progetto dell’edificio alto a destinazione ricettivo alberghiero progettato secondo il protocollo di certificazione LEED. Tale scelta ha permesso di valutare l’impatto ambientale dell’edificio non solo per quanto riguarda il contenimento energetico in esercizio ma soprattutto della gestione e del contenimento dell’impatto generato dalle scelte costruttive e dalla gestione del cantiere fino a valutare le scelte nell’ottica del maggior benessere dell’utilizzatore.
