In the general crisis scenario that Italy has been living, “Sblocca Italia”, decree n.133 issued in September 12th 2014 and transposed into law n.164 in November 11th 2014, is a clear attempt to make a real contribution to unblock the building trade in our country by virtue of a range of legal provisions in an attempt to achieve quickly an economic recovery. Among the measure items, there is the integration of a novelty in the Italian hotel landscape, the Serviced Apartments, a system already adopted with success in other countries both European and American. This novelty could be a good attempt to give a necessary impetus to a change of our hotel business system, that nowadays is problematic and effectiveness, characterized by a large amount of small familiar realities which reflect the grounded cultural vision short-projected to international standards, required for foreign investors desirability. The main aim of my dissertation is to examine initially the global economic situation, focusing on the Italian scenario and in particular the real estate market in all its elements, especially the hotel one, through the global and Italian trend analysis, the hotel classification, the binding legislation, and the offer in our country. In the second part it is developed the main topics from analysing of Serviced Apartments general overview, English and Italian best practice description, in particular the study of the Serviced Apartments model in all its peculiarities (business structure, type of companies, investors) in UK. In the last and final part there is the analysis of the tourist trend of the city of Milano in order to make a proposal of a hotel chain’s development or management in the hope of making a positive contribution to the slow economic recovery that especially the real estate business has been living in recent years.
