The gated communities have been springing up around the world since the early 1980s. Among the various issues related to the gated communities, the influence on urban public street is one of the main concerns for urban planners. The boundary spaces between gated communities and urban public streets, as the interfaces between the public realms and the private properties, are the key factors of the influence on public streets. In China, the gated communities are widespread and this phenomenon has caused a series of problems about the quality and safety of public streets. In particular, faced by these problems, the public administration of China has published the new policy in 2016 to solve these problems caused by gated communities. In this background, a combination of literature researches, field observations and map analyses are made to explore the influence of gated communities boundary spaces on urban public street. The scale, interface and dimension of boundary spaces are founded to be the key features that influenced the urban public street from connectivity and vitality aspects. And the Two Bay Gated Community in Shanghai, China, was chosen as case study to explore the influence of gated communities boundary spaces on urban public street. The large scale, monotonous gated interface and the narrowed sidewalk dimension of boundary spaces are found to be the negative elements for public street. To find the solutions for meliorating the boundary space of residential district in China, the thesis has collected the existing guidelines, policy contexts and good practices. Two different situations have been investigated. For the boundary spaces design of new residential districts, the thesis proposed the guidelines for small scale, diverse interface and suitable sidewalk dimension. For the boundary spaces transformation in existing gated community, the thesis provides the guidelines of reducing scale, renewal interface and open some collective spaces under the prerequisites of legal, security and residents permission. Overall, these guidelines may provide the ways to create the better street quality through residential district boundary spaces design.
Le gated communities rappresentano un fenomeno che si è venuto a sviluppare sin dagli anni ‘80 in tutto il mondo. Tra le diverse questioni che hanno sollevato, l’effetto delle gated community sulla strada pubblica è sicuramente una delle principali preoccupazioni dei progettisti urbani. Gli spazi di confine tra gli ambiti residenziali privati e le strade urbane pubbliche rappresentano un fattore chiave che influenzano la qualità delle strade pubbliche. In Cina, il fenomeno delle gated community è ben noto e diffuso e causa una serie di problematiche in merito alla qualità e alla sicurezza delle strade pubbliche. In particolare, in merito a questi problemi la Cina ha proposto una nuova politica nel 2016 al fine di risolvere queste problematiche connesse alle comunità chiuse. All’interno di questo scenario, vi è una ricca articolazione tra ricerche, osservazione sul campo e mappature volte ad esplorare l’influenza delle gated community sulle strade pubbliche. La scala, l’interfaccia, la dimensione degli spazi di confine sono tutti elementi realizzati per incarnare le caratteristiche principali che influenzano la strada pubblica urbana, rappresentando aspetti di connettività e vitalità. Il caso della gated community di Two Bay di Shanghai è stato scelto per esplorare l’influenza delle gated community e dei loro confini direttamente sulla strada pubblica urbana. La grande scala, l’interfaccia monotona delle comunità chiuse e le dimensioni dei marciapiedi ridotte negli spazi di confine rappresentano alcuni degli elementi negativi per la strada pubblica. Al fine di individuare soluzioni per migliorare lo spazio di confine dei quartieri residenziali in Cina, il presente elaborato finale ha raccolto elementi e linee guida esistenti e propone due indagini differenti: una relativa alla progettazione degli spazi di confine dei nuovi quartieri residenziali – per i quali si propongono linee guida per le piccole dimensioni, varie interfacce e adattamenti dei marciapiedi; una relativa agli spazi di confine delle comunità gated community, per la quale la tesi propone linee guida per la riduzione della scala, il rinnovamento dell’interfaccia e l’apertura di alcuni spazi collettivi sotto, ovviamente, principi di legalità, sicurezza e il permesso dei residenti. Nel complesso, le seguenti linee guida possono fornire metodologie per la realizzazione di una migliore qualità di strade attraverso la progettazione degli spazi di confine dei quartieri residenziali.
