Born and developed in the industrial field, in recent years the “Six Sigma” methodology is implemented more and more frequently also in the tertiary sector, where companies do not provide a physical good but rather an intangible service. Since literature covering this topic is still a work-in-progress and is not completely exhaustive yet, the purpose of this dissertation is to study the application of “Six Sigma” in an organization offering services of maintenance of technological systems and buildings. After a brief introduction to the analysed organization and project, the first part of this dissertation introduces the basics of maintenance, its management and the related business process, with a particular focus on Computerized Maintenance Management Systems, their advantages and their weaknesses. Subsequently, this work addresses the issue of Six Sigma by defining the basic concepts, its historical development and the project framework known as DMAIC. This framework gets its name from the initial letters of the five sequential phases of the project, namely Define, Measure, Analyse, Improve and Control. The last part describes the thesis project, explaining how the DMAIC framework was applied to respond the need of improving performances in the management and execution of maintenance activities in buildings and plants owned by the customer. The solution, selected by a team of internal experts, is based on the implementation of a new CMMS that could support all activities and issues related to plant maintenance. This project provided a wide number of lesson learned that are very useful to understand similarities and differences between the application of “Six Sigma” in manufacturing organizations and in services ones, pointing out advantages and disadvantages in implementing such an approach.
Nata e sviluppatasi nel campo industriale, di recente la metodologia “Six Sigma” viene implementata sempre più frequentemente anche nel settore terziario, dove le aziende non forniscono un prodotto fisico bensì un servizio intangibile. Poiché la letteratura che copre questo argomento è ancora un cantiere aperto e non è completamente esaustiva, l’obiettivo di questo lavoro di tesi è lo studio dell’applicazione del “Six Sigma” in un’organizzazione che offre servizi di manutenzione su impianti tecnologici ed edifici. Dopo una breve introduzione dell’azienda analizzata e del progetto, la prima parte di questo lavoro introduce i concetti basilari della manutenzione, della sua gestione e del relativo processo di business, con un focus specifico sui Sistemi Informatici di gestione della Manutenzione (Computerized Maintenance Management Systems o CMMS), sui loro vantaggi e sulle loro debolezze. Successivamente, la tesi si concentra sul Six Sigma, definendo i concetti di base, il suo sviluppo storico ed il modello di progetto conosciuto come DMAIC. Questo modello deriva il proprio nome dalle iniziali delle cinque fasi sequenziali di progetto, ossia Define, Measure, Analuse, Improve e Control. L’ultima parte descrive il progetto oggetto della tesi, spiegando come il modello DMAIC è stato applicato per rispondere alla necessità di migliorare le performance nella gestione e nell’esecuzione delle attività manutentive su edifici ed impianti di proprietà del cliente. La soluzione, selezionata da un team di esperti interni, si basa sull’implementazione di un nuovo CMMS che possa supportare tutte le attività e le problematiche collegate alla manutenzione dell’impianto. Il progetto ha fornito materiale per un ampio numero di lesson learned e di considerazioni finali che sono molto utili per comprendere somiglianze e differenze tra l’applicazione del Six Sigma in aziende manifatturiere ed in aziende di servizi, evidenziando vantaggi e svantaggi nell’utilizzo di un tale approccio.
