The purpose of this thesis is to reconsider and analyze and the concept of “home”, not only as a shelter from external adverse conditions, but also as a “habitat” or rather “a place in which particular physical features enable mankind to live and to grow up with a high-level quality of life”. This aim is achieved by working on different scales: the environmental one, the “neighborhood” one, the architectural one and the technological one. Following this steps it is possibile to control a wiser comfort-zone which includes the territory and the environment, on the side of the citizen feeling more and more as a part of a home-like city. To make this “ chinese-box” vision real, this thesis focuses on a huge territory in the norhern outskirts of Crema, including a public area called “Pierina” and the university campus nearby. The study of the indoor and outdoor weaknesses and opportunities of the area (S.W.O.T. analysis) allows to define urban and neighborhood long-term strategies: the elimination of heavy congestions polluting the area, the creation of a neighoborhood streets network, the promotion of a green belt, an overall environmental mitigation and, nevertheless, the identification and promotion of a “peripherical city center” into the project area. The project area itself is the formal expression of the general objectives this work is based on: the masterplan includes a big urban park, a civic center into the cottage (the very landmark of the suburb), a sport centre and a university campus, including a 112 student dwellings. These houses are modular apartments in wich students share their spaces, wholly covered by a transparent glasshouse-like shell that creates a collective buffer space with intermediate climate between indoor and outdoor environment, where temperature and humidity parameters are controlled and the space is protected by external meteorological conditions, making the students likely to socialize out of their own nightzones. The residence is analysed in its structural and technological features, focusing on its energetic behaviours and on its construction cost, in order to validate the principles of sustainability, the requirement of wide space and a high-level standard of life.

La tesi si propone di analizzare ed approfondire il concetto di “abitazione”, non tanto nell’accezione di rifugio chiuso rispetto ad una condizione esterna ostile, ma nell’accezione di “habitat” , ovvero di “luogo le cui caratteristiche fisiche e abiotiche possono permettere ad una data specie di vivere e svilupparsi, garantendo qualità della vita”. Tale obiettivo viene raggiungo lavorando su diverse scale: urbana, di quartiere, architettonica e tecnologica. In questo modo il controllo del comfort viene esteso a un’intera porzione di territorio, a beneficio del cittadino, che così si sente “inquilino” di una città-casa. A tal proposito, si individua in un’area denominata “Pierina” e nell’adiacente campus universitario, nel territorio comunale di Crema, il luogo adatto per questa progettazione a scatole cinesi. Lo studio delle problematiche e delle opportunità esogene ed endogene all’area di progetto permette di definire strategie territoriali a lungo termine e strategie di quartiere: eliminazione del traffico pesante, creazione di strade di quartiere, valorizzazione della cintura verde a nord della città, mitigazione ambientale, individuazione e promozione di un ”centro in periferia” che coincida con l’area di progetto. L’area di progetto diventa quindi espressione degli obiettivi e delle strategie indicati. Essa si compone di un grande parco urbano, di un centro civico sito nella cascina, che diventa landmark di periferia, di un centro sportivo e di un campus universitario, in cui inserire un residence studentesco; le residenze per studenti, infine, sono moduli abitativi condivisi, inseriti all’interno di un involucro trasparente simile alle serre solari. Questo espediente permette la creazione di spazi buffer collettivi a temperatura ed umidità mitigate, protetti dalle intemperie e adatti alle più disparate funzioni. Le residenze, quindi, vengono studiate sotto il profilo strutturale, tecnologico, energetico ed economico, validando i principi cardine di sostenibilità, spazialità e qualità della vita.
