Ex area industriale Ensider, C.so Martiri della Liberazione, 69, Lecco (LC)

This Thesis is about the refurbishment of an ex-industrial area situated in the centre of Lecco, near the old neighborhood of Pescarenico and Isola Viscontea. The proximity to the lake makes the landscape breathtakingly beautiful, however everything is neglected, especially the front of Via dell’Isola. This area is highlighted in the PGT as an Urban Transformation Area. The industrial function of the area ended many years ago and it is now an urban hole, closed in on itself. However there is a lot of potential for habitable and employment projects. The aim of this project is to ind a way to give new life to the forgotten area of the city, which is the result of moving the industrial area away from the city centre. This report is based on the conservation of the original structures of the area and the creation of new spaces that connects Corso Martiri, Via dell’Isola and the lake. An illustration of this new coniguration therefore would be: two existing buildings have been conserved and the empty spaces have been filled with innovative timber buildings using efficient energy. Three different projects: Under, Beside and Inside to renew and add value to this part of Lecco. Initially we analysed the site to understand the guidelines provided by the municipality and to highlight the importance of industry in the development of Lecco and the requirement of expansion of the area. The selection of the new building functions is based on the needs of the city and the district as a whole. The result therefore is the creation of green spaces, temporary houses and new public services. The relationship between functionality and architecture is expressed in the use of modular solutions. This technique uses the idea of standardization and series production, that are typical of the manufacturing process. Through this modular study and its controlled changes, the planning of the engineering project has easily been monitored. By implementing this; it makes the construction site faster, cheaper and the impact on the environment lower. The requirement of integration in this susceptible landscape inluences the use of innovative technological systems working in synthesis with green energy. Through this transformation of regeneration to the area it will give back to the city sustainable growth making the area and culture larger but within parameters and not compromising the future identity of Lecco.

Il lavoro di tesi affronta la riqualificazione di un ex-area industriale situata nel centro della città di Lecco, a poca distanza dai vicoli caratteristici del quartiere di Pescarenico e dall'Isola Viscontea. Uno scorcio di città tanto privilegiato per l’importante relazione con il paesaggio lacustre, quanto potenzialmente critico a causa dello stato di abbandono in cui verte soprattutto il fronte retro-urbano di via dell’Isola. Identificato dal PGT come Area di Trasformazione Urbana, il comparto ha dismesso negli anni la sua funzione produttiva restando ad oggi un vuoto urbano, chiuso su se stesso, dalle potenzialità insediative e fruitive inespresse La sfida di progetto è la seguente: proporre una nuova modalità d’azione per rivitalizzare le aree dimenticate presenti in città, risultati della delocalizzazione delle industrie sul territorio lecchese, in questo specifico caso conservandone l’impianto originario e aprendo una nuova breccia accessibile al pubblico che dal corso porti fino al lungofiume. Un intervento dunque che presenta il recupero dei due edifici presenti, ma anche il completamento degli spazi attraverso l’utilizzo di strutture prefabbricate in legno e l’impiego di sistemi tecnologici ad alta efficienza energetica. Tre azioni distinte di progetto: Under, Beside e Inside volte a rinnovare e valorizzare la porzione d’isolato. Per arrivare a ciò, in primo luogo è stata svolta un’accurata analisi volta a recepire le direttive comunali per il sito, ma soprattutto ad inquadrare l’importanza storica che le industrie hanno avuto nello sviluppo della città di Lecco e la necessità odierna di trovare un nuovo canale di crescita. Le esigenze del quartiere, ma anche della stessa città, hanno guidato l’attenta ricerca alle destinazioni d’uso da insediare, caratterizzando l’intervento attraverso un nuovo contribuito dinamico, leggibile soprattutto nella creazione del sistema di spazi aperti-coperti e verdi, nelle residenze temporanee e nei nuovi servizi, ai cittadini e non solo, collocati in loco. Il binomio funzionalità-architettura trova espressione nell’utilizzo di soluzioni modulari, capaci di relazionarsi all’architettura esistente secondo una logica commemorativa e continuativa di standardizzazione, assemblaggio, componibilità e produzione in serie, tipica della catena manifatturiera. Lo studio del modulo e della sua variabilità controllata, ha permesso di governare la parte di ingegnerizzazione del progetto, consentendo anche l’allestimento di un cantiere veloce, a costi ridotti e spese minori per l’ambiente. La necessità di integrare l’opera con il sensibile contesto paesaggistico, ha inoltre portato all’utilizzo di sistemi tecnologici innovativi possibili grazie all’utilizzo di fonti di energia alternativa. Questo ha permesso di convertire l’originaria vocazione produttiva del sito in esempio di crescita sostenibile, restituendo alla città un'idea di sviluppo diversa, che amplifica le proprie radici e peculiarità culturali senza mai comprometterne il futuro e l'identità.
