In today’s business world, the concepts of due diligence are increasing importance. These concepts have been broadened as regards their scope and meaning. Indeed their application is increasingly frequent as a result of the regulatory and voluntary frameworks that are emerging globally. In this thesis the focus will be on the process through which a potential private investor may use due diligence proceses in order to assess a major planned investment for its costs, benefits, and risks. The first chapter of thesis has the aim to provide an overall assessment of the process of due diligence in a theoretical level and the implementation of the standard management system of due diligence, the collection of laws and relevant regulations and definitions. The second chapter focus on risks, indeed to achieve the stated goals and objectives of the project is essential develop a system to identify and supervise the source of risks. This chapter shows how identify the uncertainty factors in construction projects, factors are divided and analyzed in terms of risks. The purpose is to highlight the importance of knowledge acquisition in ordere to take apporprate actions in response to the identify the risks. Risk management includes all processes and structures able to reduce the negative effects of risks. At the end, in the third chapter has been analyzed a case study based on the requalification of an old building. After the presentation of the case study has been developed the assessment of the business plan through the due diligence to evaluate the positive or negative final result of the financial operation.
