Retail real estate investments : key drivers for investors

2016 represented a record year for capital invested in Italian real estate. In particular, the retail real estate sector recorded its best performance ever registered, more than doubling the results of 2015. The thesis is aimed at outlining the framework of Italian real estate investments and identifying the key drivers that determine the choice of a retail real estate product from the point of view of an investor. This document is divided in four sections: the first section aims to introduce the world of real estate investments, identifying the reasons for the attractiveness of the sector and giving an overview of the different approaches to real estate investments. The second section analyses the relationship between the retail sector and real estate, highlighting critical trends that are affecting the world of retail real estate. The third section gives an overview of the Italian retail real estate market attractiveness from the point of view of retailers, identifying the different asset categories drawing the investors’ interest. Finally, the fourth section identifies the main characteristics of retail real estate assets driving the investor’s decisions on investment targets and analyses the investment trends in the Italian real estate market.

Il 2016 ha rappresentato un anno record per il capitale investito nell’immobiliare italiano. In particolare, il settore retail ha registrato la migliore performance di sempre, raddoppiando i risultati registrati nel 2015. La tesi ha l'obiettivo di delineare il quadro nel quale si sviluppano gli investimenti nel settore immobiliare e di identificare i fattori chiave che sono alla base della scelta di un determinato prodotto immobiliare retail da parte di un investitore. Questo documento si divide in quattro sezioni: la prima sezione fornisce un’introduzione al mondo degli investimenti nel settore immobiliare, identificando le ragioni dell’attrattività del settore e fornendo una panoramica delle diverse modalità di investimento. La seconda sezione analizza le principali tendenze del mercato del commercio al dettaglio e il loro impatto diretto sul settore immobiliare. La terza sezione fornisce un’analisi dell’attrattività del mercato retail italiano dal punto di vista dei commercianti e individua le categorie immobiliari più appetibili per gli investitori. Infine la quarta sezione identifica gli indicatori determinanti nella scelta di un prodotto immobiliare retail da parte di un investitore, analizzando inoltre le tendenze riscontrate nel mercato degli investimenti immobiliari italiano.
