In the thesis work is described the project aimed at recovery and valorisation of a former Habsburg barracks located on Castel San Pietro (St. Peter hill) near the historic centre of Verona. The choice of the subject of the thesis stems from the desire to deepen a theme previously analysed, only superficially, during studies of “Valorisation of historical building and cultural heritage”. The idea of project is built around the desire to give importance to one of the most beautiful and representative places of the city, trying to combine the purely economic aspects, connected to the new destination of use, and the cultural aspect linked to the development of musical tourism and specifically that referred to the opera genre. In the first part, particular attention has been paid to the study of the history of the building but also to the regulatory and architectural context in which the former barracks lays after approximately forty years of neglect. In order to consider adequately the neighbourhood context further investigations have been developed to analyse the phenomenon of tourism that involve the city of Verona at different scales of detail. Special attention was paid to further research, conducted around the cultural tourism phenomenon which seems to characterize deeply e the city especially regarding the opera component. Once framed the potential target of reference and analysed the current market we have passed to the elaboration of the technical and economic offer considered the most respondent to the needs derived from the architectural constraints and the accommodation type of use that has been chosen for the redevelopment. Suitable space has also been reserved for the evaluation of all the internal and external aspects related to the project and the risks associated with the intervention. Upon completion of the technical evaluations were examined values, divided into cultural, economic and multi-dimensional, that characterize this redevelopment also acting on the neighbourhood and boosting values already present in the urban and social context.
L’elaborato di tesi propone e presenta il progetto per il recupero e la valorizzazione di una ex caserma asburgica situata sulla collina di San Pietro nelle immediate vicinanze del centro storico di Verona. La scelta dell’oggetto di studio nasce dal desiderio di approfondire un tema già precedentemente analizzato, solo superficialmente, durante gli studi di "Valorizzazione del patrimonio storico architettonico e dei beni culturali". Il progetto di sviluppa a partire dalla volontà di dare importanza ad uno dei luoghi più belli e rappresentativi della città, cercando di coniugare gli aspetti puramente economici, influenti principalmente per quanto riguarda la scelta della nuova destinazione d'uso, e l'aspetto culturale legato allo sviluppo del turismo musicale e in particolare quello legato al genere dell’opera lirica. Particolare attenzione è stata riservata, nella parte iniziale, allo studio della storia dell’edificio ma anche del contesto normativo e architettonico in cui l'ex caserma si trova dopo circa quarant’anni di abbandono. Al fine di considerare in maniera adeguata l’intorno di riferimento ulteriori indagini sono state sviluppate per analizzare il fenomeno del turismo che interessa la città di Verona, con approfondimenti a diverse scale di dettaglio. Particolare attenzione è stata riservata ad un ulteriore ricerca, condotta intorno al fenomeno del turismo culturale il quale pare caratterizzare profondamente la città soprattutto per quanto riguarda la componente dell’opera lirica. Una volta inquadrato il potenziale target di riferimento ed analizzato il mercato attuale si è passati all'elaborazione di una offerta tecnica ed economica, considerata la più adeguata alle esigenze derivanti dai vincoli architettonici e dalla funzione ricettiva prescelta per il riutilizzo. Spazio idoneo è stato riservato anche alla valutazione di tutti gli aspetti interni ed esterni connessi al progetto ed i rischi connessi con l’intervento. Al termine delle valutazioni tecniche sono stati approfonditi i valori, distinti in culturali, economici e multi-dimensionali, che caratterizzano questa riqualificazione agendo anche sull’intorno ed amplificando anche valori già presenti nel contesto urbano e sociale.
