During a building life cycle, the owners play the primary key-roles on initiating a project and share the critical position of influencing the building construction management. Following the theory of project management, the thesis reviews two actual building life cycle cases of Pavilions in Milan Expo 2015, indifferently the stage of realization and disposal by focusing how the change of the project owner’s internal organization and objectives affect the building construction process, and the external environments’ influence on the owners’ decision in disposal phase. The thesis finally outlines the three main inherent difficulties caused by the owners, as well as how the external environment influence on owner’s decision, and provides the strategies of project management. The thesis starts from reviewing the basic components of general project management and extends to the specifics on theories of building construction management. We outline the main aspects on a construction management, from project’s participants, three components (time, budget and quality), which formed the main objectives of a construction, project phases of the building life cycle and addressing in detail the different aspects of the project owners’ role in a construction. The second part of the thesis is carrying out the practical cases study, the KIP pavilion and Vanke pavilion in each of their life cycles. The study of KIP pavilion is regarding its life cycle from the start to completion of construction. It discusses how the owners influence the change of the construction process, including the budget, time and quality in separate phases. Regarding the Vanke pavilion, even though the demolishing was taken in the end, the process of the decision went through different steps due to the change of external forces, and these external forces are analyzed in the case II. The cases are outlined how the change of owners caused inherent difficulties, external environment’s influence in terms of the project’s delay, conflicts of objectives and change orders initiated by the owner. Furthermore, each of the negative influences have been given possible project management strategies.

Durante il ciclo di vita dell’edificio, i proprietari hanno la risponsabilita primaria di iniziare un progetto e condividere il posizione criticale di influenzare il gestione della costruzione degli edifice. Dopo la teoria della gestione dei progetti, nella tesi ci sono anche due casi attuali del ciclo di vita degli edifici, al riguardo dei padiglioni del Expo Milano 2015, e in piu il punto di realizzazione e disposizione, guardando come il cambiamento della organizazzione interna dei proprietari e gli obiettivi influenza il processo di costruzione, e l’effetto dell’ambiente esterno sulla decisione dei proprietari durante la fase di disposizione. Dopo l’argomento di studio, la tesi finalmente delinea le tre difficolta inerenti dalla causa dei proprietari, e anche l’effetto dell’ambiente esterno sulle decisioni degli proprietary, e fornisce le strategie adatti di gestione.

Dopo l’argomento di studio, la tesi finalmente delinea le tre difficolta inerenti dalla causa dei proprietari, e anche l’effetto dell’ambiente esterno sulle decisioni degli proprietary, e fornisce le strategie adatti di gestione.
