How to design in a constantly changing city? What one feels during a visit in Tokyo for a period longer than few weeks is that the city isn’t "stationary". For a Western guest, the feel is to live an accelerated movie, where the movement of the urban landscape, felt by the sobstitution of the buildings (demolition and rebuilding), follows a rithm four time faster than usual. The lifespan of a Japanese house in 26 years, commercial facilities even shorter. For comparison, in Great Britain is more than one hundred years. The urban landscape is shaped by individual initiatives: 1,8 million landowners use to demolish and rebuild their homes following the frequency of generational changes, creating a spectacular effect. The thesis investigates the "city consumption mechanisms" by trying to provide a cultural base for the designer called to design in Shibuya. The project is located in an area of about half a mile from the third most popular station in the city and the world's most crowded pedestrian crossing; at the southern end of Cat Street, a road created fifty years ago due to the cover of a river, where one finds buildings belonging of four generations; and adjacent to plot menaged by the government for the three-year period 2016-2019 as a temporary ward office, waiting for those in the original plot to be demolished and rebuilted. In an emblematic area of the regenerating city, I’ll design new "grains" that try to establish relationships with the immediate surroundings and with the infrastructure, the only consolidated element. The project of collective houses, based on the succession of thresholds between public, semi-public, semi-private and private zones, would be a guideline for not isolated residential buildings; the sports center, built by overlapping covered fields, fits into the context as a new accident of the city.
Come progettare in una città in continuo cambiamento? Ciò che si avverte durante un soggiorno a Tokyo più lungo di qualche settimana è che la città non è “ferma”. Per un ospite Occidentale, l’impressione è quella di vivere un filmato accelerato, dove il movimento del paesaggio urbano, percepibile dalla sostituzione degli edifici (demolizione e ricostruzione), segua un ritmo quattro volte superiore a quello cui si è abituati; il ciclo di vita medio di un edificio residenziale in Giappone è di 26 anni, ancora inferiore per le attività commerciali. In Gran Bretagna, per avere un confronto, è superiore ai cent’anni. Il paesaggio urbano è modellato dalle iniziative individuali: 1,8 milioni proprietari di terreni tendono a demolire e ricostruire le proprie abitazioni seguendo la frequenza dei cambi generazionali, generando un effetto spettacolare. La tesi indaga i “meccanismi di consumo della città” tentando di fornire una base culturale al progettista chiamato a intervenire a Shibuya. Il progetto sorge in un’area a mezzo chilometro dalla terza stazione più frequentata della città e dall’attraversamento pedonale più affollato del mondo; all’estremità meridionale di Cat Street, una strada generatasi una cinquantina di anni fa in seguito alla tombinatura di un fiume nella quale sono riconoscibili edifici appartenenti a quattro generazioni diverse; e adiacente a un lotto preso in gestione dal governo per il triennio 2016-2019 come sede temporanea degli uffici distrettuali in attesa che quelli della sede originaria vengano demoliti e ricostruiti. In una zona emblema della città che si rigenera si progettano nuovi “grani” che cercano di stabilire relazioni con l’immediato intorno e con l’infrastruttura, unico elemento consolidato. Il progetto delle residenze collettive, basato sulla successione di soglie fra ambienti pubblici, semi-pubblici, semi-privati e privati, vuole essere una linea guida per edifici residenziali non isolati; il centro sportivo, sviluppato in altezza come sovrapposizione di campi coperti, si inserisce nel contesto come un nuovo accidente della città.
