Transition management : achieve the optimization of services through the integration of companies strategies

This dissertation is about the Transition Management. From the analysis of a real case, how to make a transition and how to implement the strategies adopted will be defined. It is arranged into two macro parts: Part 1: The Guidance This part introduces the Facility Management topics, specifying the growing diffusion of the Total Facility Management and its fundamental role in creating a long-lasting partnership. Furthermore, in this section it is outlined what a Transition is, which is its composition and how this topic is increasingly widespread. Here, the implementation of the strategy based on the Hoshin Kanri's method is defined. This is a very useful method that allows to integrate the Best Practices described in this thesis. In the last part, the provider ISS Facility Services is presented with the description of the tools and methods that the company used to face the projects and in particular the transition processes. Part 2: The Analysis This section includes the analysis of the case study with the description of the client Shire, the terms of the contract and all parts it is composed of. In this chapter, the development of the transition, the production of documents related to it and the financial model are analyzed. Moreover, the fundamental role that the Due Diligence has during the whole project is described. Finally, the considerations about the project and possible improvements that can be applied in future in order to increase the efficacy and efficiency of the whole process are presented.

Questa tesi tratta di Transition Management. Dall’analisi di un caso studio viene definito come si struttura una Transition e come vengono applicate le strategie per la realizzazione di essa. La tesi è suddivisa in due parti: Part 1: Le line guida Prima di tutto si introducono i concetti di Facility Management, specificando come il Total Facility Management sia sempre più diffuso e spiegando il ruolo fondamentale che ha per instaurare una partnership duratura tra cliente e provider. Inoltre, in questa sezione viene spiegato cos’è una Transition, di cosa si compone, e come questo argomento sia sempre più diffuso. Poi viene definita l’applicazione della strategia basata sul modello di Hoshin Kanri e di come essa sia molto utile per implementare le Best Practices che si andranno ad analizzare. Nell’ultima parte viene presentato il provider ISS Facility Services e gli strumenti e i metodi che vengono utilizzati per affrontare un progetto, in particolar modo una transition. Part 2: L’analisi In questa sezione viene analizzato il caso studio, viene descritta l’azienda cliente Shire, i termini del contratto e tutte le parti che lo compongono. Viene specificato lo sviluppo della transition, la produzione dei relativi documenti e il modello finanziario adottato. Inoltre si analizza il ruolo fondamentale della Due Diligence all’interno di un progetto. Infine vengono fatte le considerazioni riguardanti il progetto e definiti i possibili miglioramenti per incrementare l’efficienza e l’efficacia dell’intero processo.
