The financial instruments involving the Real Estate sector and, specifically, the collateral immovable properties backing up the loans, are the main focus of this thesis. This work presents the issue of Non-Performing Loans and their close relationship with the Real Estate market. First, this kind of loans is going to be defined and the main variables that can influence them are going to be described, in order to better explain the main concepts and their criticalities. Thus, the solutions that can be adopted to face this issue are going to be analyzed, with a particular focus on the Italian situation. The importance of a proper evaluation of the collateral is going to be then illustrated, along with the strategies that can be implemented to handle those bad loans in a proper way. Furthermore, a deep analysis of the Italian NPL market and involved stakeholders is going to be depicted, as well as some hidden opportunities of this economic crisis, which, if properly exploited, could have a significant impact on a National scale
L’ambito di riferimento di questo lavoro di tesi è quello degli strumenti finanziari riguardanti il settore Real Estate e nello specifico l’utilizzo di immobili come garanzia per i prestiti. In questo elaborato viene presentata la problematica dei Non-Performing Loans e nella fattispecie la loro stretta relazione con il mercato immobiliare. Partendo dal dare una definizione di cosa sono e le variabili che li influenzano, in modo da spiegare al meglio i concetti e le criticità ad essi connesse, si andranno poi ad analizzare le soluzioni adottabili per rispondere a tale problema, con un particolare focus sulla situazione italiana. Verrà poi illustrata l’importanza di una corretta valutazione degli asset immobiliari ad essi collegati e le strategie implementabili per gestirli al meglio. Successivamente ad una approfondita analisi del mercato italiano dei NPL e degli operatori coinvolti, verranno quindi descritte alcune opportunità nascoste di questa crisi che, se correttamente sfruttate, potrebbero avere un significativo impatto su scala nazionale.
