This thesis is focused on the topic of energy redevelopment, starting from the general concept of sustainable living to energy saving in buildings, narrowing the concept of retrofitting interventions in existing residential buildings. First, the international and Italian regulatory framework for energy saving is discussed, and then analyzed the possible actions that can be taken to improve the performance of the building on a technical basis, explaining the benefits that can be achieved by the application of each of them. The fulcrum of work is the study on the energy reclamation of a building in Milan made available by Sidief S.p.a. (Italian Society of Building and Property Initiatives). The analysis carried out proposes two different intervention strategies: - Energy upgrade of the single apartment: interventions aimed at obtaining energy savings are studied, without significantly altering the frontage of the building. - Energy Renewal of the entire Building: Solutions to Reduce Energy Consumption of the entire Building are analyzed. Starting from the elaboration of the energy analysis of the state of facts, several scenarios of intervention that could improve the energy performance, were hypothesized, both for the individual flats constituting the plan type and for the entire building. Finding the most cost-effective interventions, the energy status analysis of the project state was drawn up and consequently the savings from the energy upgrading and the cost to sustain it were estimated. Then we chose to carry out further analysis in order to bring the apartments to class A, going to study interventions to be added to the previous project status. The study concludes with an analysis of the annual costs incurred, for heating and hot water, highlighting the economic savings from the work done.
Il presente elaborato di tesi è incentrato sul tema della riqualificazione energetica, partendo dal concetto generale dell’abitare sostenibile fino ad arrivare al risparmio energetico negli edifici, restringendo il concetto agli interventi di retrofit negli edifici residenziali esistenti. In primo luogo viene esposto il quadro normativo sia internazionale che italiano in materia di risparmio energetico, per poi analizzare i possibili interventi attuabili per migliorare le prestazioni dell’edificio in chiave tecnica, esplicitando i vantaggi ottenibili dall’applicazione di ognuno di essi. Fulcro del lavoro è lo studio relativo alla riqualificazione energetica di un edificio sito a Milano messo a disposizione dalla Sidief S.p.a. (Società italiana di iniziative edilizie e fondiarie). L’analisi effettuata propone due diverse strategie d’intervento: - Riqualificazione energetica del singolo appartamento: vengono studiati interventi volti all’ottenimento di un risparmio energetico, senza modificare in modo significativo la facciata dell’edificio. - Riqualificazione energetica dell’intero edificio: vengono analizzate soluzioni che mirano alla riduzione del fabbisogno di energia dell’intero edificio. Partendo dall’elaborazione dell’analisi energetica dello stato di fatto, sono stati ipotizzati diversi scenari d’intervento che potessero migliorare le prestazioni energetiche, sia per i singoli appartamenti costituenti il piano tipo che per l’intero edificio. Individuati gli interventi più convenienti per le esigenze riscontrate, è stata elaborata l’analisi energetica dello stato di progetto e di conseguenza è stato stimato il risparmio ottenuto dalla riqualifica energetica e il costo da sostenere per realizzarla. Si è scelto poi di svolgere un’ulteriore analisi al fine di portare gli appartamenti in classe A, andando a studiare interventi da sommare al precedente stato di progetto. Lo studio si conclude con un’analisi dei costi annui sostenuti, sia dall’intero edificio che dagli appartamenti singoli, per il riscaldamento e per l’acqua calda sanitaria, mettendo in luce il risparmio economico dato dal lavoro effettuato.
