The title of this dissertation, The impact of large urban transformations on the residential value, moves from the idea to connect the urban planning and the urban economy, trying to quantify the possible consequences, in economic terms, deriving from the transformation of a large urban area. The goal is to create a methodology to be applied in similar urban context to forecast the consequences of the introduction of such a modification and hypothesize real estate investments. The first chapter aim at providing a general overview of both the theoretical context behind the proposed reasoning and of the current market situation related to the residential real estate sector in Italy – with a focus on Milan, the city used as reference for the development of the whole thesis. Then, the following chapter wants to show the consistencies of the project of CityLife; this already under-conclusion urban transformation will be analysed from both the urban and economic viewpoints, in order to verify which consequences it brought on the surrounding territory. The added value of the dissertation will be presented in the third chapter: first of all, will be developed an analysis on the changings registered in the values of the residential units located nearby the project, to understand in absolute terms which have been the consequences in the prices and in the rents per square metres due to the introduction of the considered urban modification. Then, inserting the concept of distance from the centre, will be outlined a reference scheme which relates the impact perceived by the residential units according both to the distance from the city centre and from the project itself. In the fourth chapter, instead, once the methodology has been created, the goal will be to present another urban transformation, Symbiosis, which is located in Milan, too, but is still at the beginning of the construction phase. The methodology created in the previous section will be applied, in order to verify if the considerations made above have a practical confirmation. Il titolo di questa tesi, L’impatto delle grandi trasformazioni urbane sul valore del comparto residenziale, nasce dall’idea di unire pianificazione urbana e Real Estate, con l’obiettivo di quantificare, in termini economici, le possibili conseguenze derivanti dalla trasformazione di una sostanziosa area urbana. Si vuole cercare di creare una metodologia di analisi da applicare in simili contesti, così da provare a prevedere quali possano essere le possibili conseguenze di tali trasformazioni ed ipotizzare successivamente investimenti nell’area. Nel primo capitolo verrà proposta sia una panoramica generale sul contesto teorico di riferimento, sia l’andamento del mercato residenziale in Italia – con un particolare focus su Milano, città sulla quale poggeranno le considerazioni proposte in questo elaborato. Il successivo capitolo servirà per presentare il progetto di CityLife; esso sarà analizzato sia dal punto di vista urbanistico che economico, così da verificare quali siano state le conseguenze scatenate dall’implementazione di tale trasformazione sul contesto circostante. Il valore aggiunto di questa tesi verrà proposto nel capitolo terzo, in cui, sulla base delle analisi svolte, si cercherà di capire quali siano state le variazioni riscontrate nel prezzo e nei canoni di locazione per metro quadro a seguito dell’implementazione di tale trasformazione urbana; in seguito, verrà introdotto il concetto di distanza dal centro: sulla base dello stesso, sarà sviluppato uno schema di riferimento che indicherà l’impatto percepito dalle singole unità residenziali in riferimento alla loro distanza sia dal centro cittadino che dal progetto stesso. Come fatto per il progetto di CityLife, sarà introdotta Symbiosis, un’altra trasformazione urbana in atto sul territorio di Milano che, contrariamente al primo progetto proposto, è ancora alla fase iniziale della sua costruzione. L’obiettivo primario è applicare la metodologia creata nel capitolo precedente, per verificare se le considerazioni elaborate possano trovare un riscontro pratico. Per concludere, il quesito al quale l’elaborato qui proposto vuole dare risposta si riassume nella seguente domanda: qual è l’impatto generato dall’introduzione di una grande trasformazione urbana sul comparto residenziale circostante?
