The scope of this dissertation is to analyse the benefits and, eventually, negative externalities accruing from a big urban transformation like the one developed within Porta Nuova neighbourhood. As a matter of fact, Milan’s Real Estate Market have significantly been impacted by this massive urban requalification, both in terms of increase in real estate rents for certain areas, and decrease for others. Today, the area object of the analysis, has rapidly became the reference point for many Italian and international companies that, attracted by the strategic location and the high quality level of buildings developed, decided to move their offices and, in certain cases, even their headquarters. The redevelopment of the Porta Nuova area shows that it is possible to operate on a city by creating new buildings with a strong architectural impact in such a way as to promote the development of existing neighbourhoods and stitch up the urban fabric. The dissertation is divided in five main Chapters: In the first chapter will be presented theories, principles and conditions related to location choices and the emergence of land rent. The second one contains a general description of Milan, which can be defined as a polycentric entrepreneurial reality, connected through a relevant network of services and transports systems, which allow the fundamental flow of people, goods and knowledge. The third chapter is dedicated to the presentation of Milan’s Real Estate Market, with a specific focus on office and residential trends. 2016 has been a particularly positive year for office real estate market, after years of continuous stagnation, confirming the trend launched in 2015. Data were supported by an improvement in the economic scenario a climate of greater confidence between consumers and businesses and a slight decline in unemployment, as well as a better investor dynamism. The chapter four will present the object of the analysis: the Porta Nuova project, with a specific focus on all steps and actors that brought to project completions. Then, in the last chapter, impacts and consequences generated by the project are analysed taking into account a period of 10 years (from 2006 to 2016).
Lo scopo della tesi è quello di analizzare i benefici e, se presenti, gli impatti negativi derivanti da un progetto di trasformazione urbana come quello realizzato nell'area di Porta Nuova. La tesi si sviluppa in cinque parti fondamentali: la prima tratta le principali teorie della rendita, con particolare attenzione alle condizioni che generano il concetto di rendita fondiaria. Il secondo capitolo, invece, si focalizza sulla descrizione della città di Milano, fortemente caratterizzata da un clima di trasformazione urbana e non solo. Nel terzo capitolo, invece, viene presentato il mercato immobiliare di Milano; un settore che sta vedendo importanti segnali di ripresa dopo la grande crisi affrontata a partire dagli anni 2007/2008. Successivamente, nei capitoli quattro e cinque, viene presentato il progetto di Porta Nuova e vengono analizzati i principali impatti generati sulle diverse aree della città
