The area involved in the thesis project is located in the north-eastern part of the city of Crema. This is a historic industrial area, “La Ferriera”, which is being in abandonment. Thanks to the strategic position of the area, it is possible to transform this large portion of territory in a hinge area between the historical center of Crema (to the south), the residential-building fabric consolidated (to the north), the Agricultural Park of the Moso (to the west) and the Serio River Park (to the east). The design strategy consists in redeveloping the entire area (160’000 sqm) adding new ones buildings, new paths and functions, relating them to existing buildings. Being an industrial area undergoing disposal and with the intent to maintain and reuse part of the buildings present, is necessary ask questions about their value and connect to the field disciplinary of industrial archeology. In fact, in the moment when the question arises: “What to keep?”, Stands the emblematic question “what to demolish?”. Answer aid at this question comes from the Theory of Values (DenkmalKultus) by Alois Riegl. Riegl analyzes the building on the basis of three values: Memory value, historical value, and value of use. Thanks to them it is possible to create a hierarchy among the buildings, in which it is possible to select those most suitable for the purpose. The project consists in creating a path that connects the area on the east-west axis with the parks placed at the ends, and around this path the new buildings are developed. The functional program is mixed: meeting and exchange places for the inhabitants (multi-purpose space, park), places for culture and training (library, elementary school), places for creativity (exhibition hall), places for work (offices, shops) and places for living (social housing, residences for students, residences for the elderly). As an example, it is chosen to develop residential buildings, located near buildings maintained, to create a relationship with them through the dimensions and the form of the spaces.
L’area interessata dal progetto di tesi è situata nella parte nord-est della città di Crema Si tratta di una storica area industriale, “La Ferriera”, in fase di dismissione. Grazie alla posizione strategica dell’area, è possibile trasformare questa grande porzione di territorio in un’area di cerniera tra il centro storico di Crema (a sud), il tessuto edilizio-residenziale consolidato (a nord), il Parco Agricolo del Moso (a ovest) e il Parco Fluviale del Serio (a est). La strategia progettuale consiste nel riqualificare l’intera area (160'000 mq) aggiungendo nuovi edifici, nuovi percorsi e funzioni, relazionandoli con gli edifici esistenti. Trattandosi di un’area industriale in fase di dismissione e con l’intento di mantenere e riutilizzare parte degli edifici presenti, bisogna porgersi domande relative al loro valore e collegarsi all’ambito disciplinare dell’Archeologia industriale. Infatti nel momento stesso in cui ci si pone la domanda: “che cosa mantenere?”, sorge l’emblematico quesito “che cosa demolire?”. L’aiuto alla risposta a questa domanda proviene dalla Teoria dei Valori di Alois Riegl. Riegl analizza l’edificio in base a tre valori: Valore di memoria, Valore storico, e Valore d’uso. Grazie ad essi e possibile creare una gerarchia fra gli edifici, in cui risulta possibile selezionare quelli più idonei allo scopo. Il progetto consiste nella creazione di un percorso che collega l’area sull’asse est-ovest con i parchi posti alle estremità, e attorno a questo percorso si sviluppano i nuovi edifici. Il programma funzionale è misto: luoghi di incontro e scambio per gli abitanti (padiglione polifunzionale, parco), luoghi per la cultura a la formazione (biblioteca, scuola elementare), luoghi per la creatività (padiglione espositivo), luoghi per il lavoro (uffici, negozi) e luoghi per l’abitare (Social housing, residenze per studenti, residenze per anziani). Come esempio, si è scelto di sviluppare degli edifici residenziali, situati in prossimità di edifici mantenuti, in modo da creare attraverso dimensione e forma degli spazi una relazione con essi.
