VOD. Varese open district. Un progetto per la riqualificazione architettonica e funzionale dello storico comparto di Piazza Repubblica ed ex Caserma Garibaldi

The Caserma Garibaldi and the opposite Piazza Repubblica, located on the line between the vivacity of the historic center of Varese and the abandonment of the suburbs, are the object of this study. The Piazza Repubblica, once the home of the market and the fulcrum of city activities, is today in a state of neglect, also because of the disproportionate dimensions of the urban context in which it is inserted. The Barrack, on the other hand, is a historic military building that has changed many destinations for almost two hundred years, until being abandoned for structural problems about 20 years ago. The aim of the project is to redesign the area, giving it new compositional harmonies, re-allocating to the community a living and usable space: for this purpose it intervenes on the square, transforming it into a stage that hosts some functions intimately connected with the city's history and memory place, which is again a stimulus for the community. Some of these are housed inside the Caserma Garibaldi, which should contain a functional mix, ensuring that the area is lived throughout the day. Activities are chosen in such a way that they can benefit from a wider and differentiated user, by age and social purpose. These spaces are created for coworking and associations, exhibition halls and artisan workshops, reading rooms and music-dedicated spaces. A new building, next to the barrack, houses the climbing gym. From the conservation of the Barracks and from the insertion of the new architecture, born Varese Open District, a project that wants to refine the image of the city, contrasting the formal and austere characters of the military building with the dynamism and vivacity of the new architectures. Varese Open District tracks a path that integrates the various urban, architectural, technological, and structural aspects, combining them with the choice to keep the boundary building unaltered, to regenerate it and valorize it.

La Caserma Garibaldi e l’antistante Piazza Repubblica, situate sulla linea di demarcazione tra la vivacità del centro storico di Varese e l‘abbandono della periferia, rappresentano l’oggetto di questo studio. La Piazza Repubblica, un tempo sede del mercato e fulcro delle attività cittadine, versa oggi in uno stato di abbandono, anche a causa delle dimensioni sproporzionate rispetto al contesto urbano in cui è inserita. La Caserma rappresenta, invece, uno storico edificio militare, che in quasi duecento anni ha cambiato molte destinazioni d’uso, fino ad essere abbandonata per problemi di natura strutturale circa vent’anni fa. Scopo del progetto è ridisegnare l’area, dandole nuove armonie compositive, riassegnando alla comunità uno spazio vivo e fruibile: a questo scopo si interviene sulla Piazza, trasformandola in un palcoscenico che ospiti alcune funzioni intimamente connesse con la storia della città e la memoria del luogo, che siano di nuovo stimolo per la collettività. Alcune di queste vengono collocate all’interno dell’ex Caserma Garibaldi, che va così a contenere un mix funzionale, garantendo che l’area sia vissuta per tutta la giornata. Le attività vengono scelte in modo tale che possa fruirne un’utenza quanto più vasta e differenziata, per età e per ragione sociale: nascono quindi spazi destinati al coworking e alle associazioni, sale espositive e laboratori artigianali, sale lettura e spazi dedicati alla musica. Un nuovo edificio, che sorge accanto alla caserma, ospita la palestra di arrampicata. Nodo centrale del progetto è l’interazione tra l’architettura vincolata della Caserma e il contesto urbano, economico e sociale di Piazza Repubblica. Dal restauro della Caserma e dall’inserimento delle nuove architetture nasce Varese Open District, un progetto che vuole riqualificare l’immagine della città, contrapponendo i caratteri formali e austeri dell’edificio militare col dinamismo e la vivacità delle nuove architetture. Varese Open District traccia un percorso che integra i diversi aspetti urbanistici, architettonici, tecnologici e strutturali, coniugandoli nella scelta di mantenere inalterato l’edificio vincolato, per valorizzarlo e riqualificarlo.
