The thesis has the objective to analyse the possible innovative applications of Internet of Things (IoT) in the field of Facility Management. All of this is related to a context in which it is possible to see a development of IoT technologies giving the possibility to reinforce the interaction between humans and objects and on the other side the extension of the request for Facility Management services and so the integration of processes devoted to support and improve the effectiveness of the primary activities of an organisation. The research has been developed around the question regarding the potentialities of innovation of Internet of Things applied to Facility Management and how these potentialities can be exploited in order to improve the current condition of management and maintenance of the built environment and so to satisfy the new clients’ requests. The labour proceeded with the research in the literature devoted to the construction of a global vision regarding the system and its main peculiarities, in other words with the aim of reach a general analysis of Internet of Things, its architecture, key enabling technologies, features and issues and finally the possible application domains. Consequently, the bibliographical research shifted to the analysis of the sources regarding the application of Internet of Things in the area of Facility Management and the results have been compared to a series of applicative case studies identified, in order to obtain a selection of services regarding the built environment subjected to the interest and the implementation of technologies connected to the world of Internet of Things. Starting from this, it has been possible to define the new key enabling technologies used in the management of information in Facility Management and after the identification of the limits of the traditional architecture and the innovative features of the new tools it has been possible to define the innovative contribution of every IoT-based enablers in comparison with the framework of the traditional systems of management. The research ended with the proposal of a series of innovative applications for each service of Facility Management identified with the analysis of the case studies. The action lines have been defined for each innovative solution both at strategic and operational level and the referring IoT-based technologies enabling the solution have been defined. In conclusion, in the light of the possibilities of innovation identified it has been possible to summarise the values in terms of optimisation of sources and in terms of improvement supported by the application of Internet of Things in Facility Management services.
Il lavoro di tesi si pone l’obiettivo di indagare le possibilità di applicazione innovativa dell’Internet delle Cose (IoT) nel campo del Facility Management. Il lavoro si inserisce in un contesto che vede da un lato lo sviluppo delle tecnologie IoT che permettono un potenziamento dell’interazione con gli oggetti prima non possibile e dall’altro l’ampliamento della domanda di servizi di Facility Management e quindi l’integrazione dei processi che supportano e migliorano l’efficacia delle attività primarie di un’organizzazione. La ricerca si è mossa partendo dal quesito riguardante le potenzialità di innovazione dell’Internet delle Cose applicato al Facility Management e come queste potenzialità possano essere sfruttate per migliorare lo stato attuale di gestione e manutenzione dell’ambiente costruito e così dare la possibilità di soddisfare le nuove richieste dei clienti. Il lavoro è proseguito con una ricerca bibliografica finalizzata alla costruzione di una visione completa del sistema e delle sue salienti peculiarità, ovvero con lo scopo di ottenere un’analisi in termini generali dell’Internet delle Cose, della sua architettura, delle maggiori tecnologie utilizzate, delle caratteristiche e problematiche e infine dei campi di applicazione. Conseguentemente, la ricerca bibliografica si è spostata verso l’analisi di fonti che vedessero come tema l’applicazione di IoT nella specifica area del Facility Management e i risultati sono stati così comparati ad una serie di casi studio applicativi individuati, in modo tale da ottenere la selezione dei servizi riguardanti il mondo del costruito che ad oggi vedono un maggior interesse e impiego di tecnologie legate al mondo dell’Internet delle Cose. Partendo da questo è stato possibile delineare le nuove tecnologie abilitanti chiave impiegate nella gestione delle informazioni nel Facility Management e dopo l’individuazione dei limiti dell’architettura tradizionale e degli aspetti innovativi dei nuovi strumenti è stato possibile definire l’apporto innovativo di ogni strumento IoT in comparazione con la struttura dei sistemi tradizionali di gestione. Il lavoro si è concluso con la proposta di una serie di applicazioni innovative per ogni servizio di Facility Management individuato dall’analisi dei casi studio, per cui sono state analizzate le linee d’azione possibili sia a livello strategico che operativo e delineate le tecnologie abilitanti basate su IoT che rendono possibili tali applicazioni innovative. In conclusione, alla luce delle possibili innovazioni individuate è stato possibile fare una summa del valore in termini di ottimizzazione e miglioramenti apportato dall’applicazione dell’Internet delle Cose nei servizi di Facility Management.
