Più cinquantatrè. Torre San Dalmazio, Pavia : cinque funzioni, tre edifici

The project has been developed in Pavia, one of the main city in the Lombardy region. The field of study is located in a central area 600 meters from Piazza Vittoria which is the core of the city. The building is located in Via Luigi Porta where the whole area spread over a rectangular plan, with sides having a 60m long east-west orientation and a north-south orientation of 70m, for a total area of ​​about 4.700m². Inside the area there are some buildings of different historical periods that has been modified several times over the years, to adapt the continuous changes in use. The buildings spread over a perimeter and along the two neighboring streets, with the exception of the two driveways along Via Porta. In the center of the area, in a transversal position, there is a deconsecrated church which defines two courtyards separated from each other. Currently, the ex-church is used as a gym by the Sport Association of the city. Very important is the presence of a Romanesque civic tower. The study of the area involves a cognitive phase of the area and the urban context, a phase of evaluation and analysis of the existing buildings, followed by the redesign of the current state of the area. The designing phase was guided, where possible, by the guidelines of the city's PGT. It was decided to demolish the buildings to the north of the church, while keeping the perimeter wall, without changing the visual appearance of via Porta. According to the interiors of the former church, in that space has been planned the construction of a new building, which will be used as a gym to guarantee sports activities according to the law. It was decided to remove all the asbestos from the building, maintaining the structural arches and according to the volume of the church has been designed a building for university residences. It was decided to redevelop the former fire station building by developing a bar or a restaurant. An addition of an existing building has been planned near to this area, with the aim to create co-working spaces. A detailed project of the open spaces of the area has been designed, so that they can become meeting spots for the city. Also, it has been chosen to identify more daily activities in order to keep the area alive throughout the day. The aim of this study is to show that within consolidated and historical buildings there are many opportunities to give new life to the city itself, without the need to occupy virgin areas.

Il progetto è stato svolto a Pavia, capoluogo di provincia lombardo. L’area è collocata in zona centrale, a 600 metri da piazza Vittoria, vero e proprio centro della città. Il civico è in via Luigi Porta, l’area si sviluppa su una pianta rettangolare, avente i lati con orientamento est-ovest lunghi 60m circa, i lati nord-sud di 70m, per una superficie complessiva di circa 4.700m². All’interno dell’area sorgono alcuni edifici eretti in diversi periodi storici e modificati più volte nel corso del tempo, per adattarsi a continui cambiamenti di utilizzo. Gli edifici si dispongono in maniera perimetrale e continua lungo le due vie confinanti, fatta eccezione per i due accessi carrabili lungo via Porta. Al centro, in posizione trasversale, è presente una chiesa, oggi sconsacrata, che definisce due cortili separati tra loro. Attualmente la ex-chiesa viene utilizzata come palestra dalla Società Ginnastica Pavese. Rilevante è la presenza di una torre civica di epoca romanica. Il lavoro svolto prevede una fase conoscitiva dell’area e del contesto urbano, una fase di rilievo e analisi degli edifici esistenti, seguita dal ridisegno dello stato attuale dell’area. La fase progettuale è stata guidata, dove possibile, dalle indicazioni presenti nel PGT del Comune. È stato scelto di demolire i corpi di fabbrica a nord della chiesa, mantenendo il muro perimetrale, senza modificare la percezione visiva di via Porta. In quello spazio, in continuità con gli ambienti interni della ex-chiesa, è stata prevista la realizzazione di un nuovo edificio adibito a palestra, che garantisce lo svolgimento delle attività sportive a norma di legge. Si è deciso di rimuovere tutti i tamponamenti in amianto del palazzetto, mantenendo gli archi strutturali. In continuità con il volume della chiesa è stato progettato un edificio per residenze universitarie. È stato scelto di riqualificare l’edificio ex-caserma dei vigili, collocando al suo interno un bar/ristornante. Adiacente a questo edificio, è previsto un intervento di aggiunta di un fabbricato esistente, con lo scopo di realizzare degli spazi per il co-working. È previsto un progetto dettagliato degli spazi aperti dell’area, affinché diventino un luogo di ritrovo per la città. Per mantenere l’area sempre viva durante tutto il giorno, ogni giorno, si è scelto di individuare più attività. L’obiettivo è quello di dimostrare che all’interno di tessuti consolidati e storici ci sono moltissime opportunità per dare nuovo slancio vitale alla città stessa, senza dover occupare terreni vergini.
