The Facility Management is a profession that encompasses multiple disciplines to ensure functionality of the built environment by integrating people, Place, Process and Technology. Considering this statement, a series of Technologies and Processes interface with this sector. The purpose of this Thesis is to evaluate how these are really integrated with Facility Management, giving particular attention to Building Information Modelling (BIM) not only as Technology innovation but also as an innovative Process. For this reason, the dissertation starts from a report of the current Real Estate State of Art in the Italian market, then considers how Information Computer Technology is used by tracing its advantages and disadvantages considering not only BIM but also other trends as Computer Aided Facility Management. Furthermore, a theoretical study about Facility Management is developed taking into account the knowledge framework and current information tools for the Building Maintenance and Facility Management. After that, a Case Study referred to my Internship experience is provided. Considering an Italian Facility Management Company called Interface Facility Management s.r.l., it was possible to deepen their current processes related to Maintenance Activities considering eleven Department Stores. Two different solutions will be proposed, the first one concerns Building Information Modelling Process, while the second one is about a Computer Aided Facility Management System.
Il Facility Management è una professione che comprende più discipline per garantire la funzionalità del patrimonio costruito integrando persone, luoghi, processi e tecnologie. Considerando questa affermazione, una serie di tecnologie e processi si interfacciano con il settore. Lo scopo di questa tesi è valutare come questi siano realmente integrati con il Facility Management, dando particolare attenzione al Building Information Modeling (BIM) non solo come innovazione tecnologica ma anche come processo innovativo. Per questo motivo, il lavoro parte da una relazione dell'attuale stato dell'arte immobiliare nel mercato italiano, quindi considera come viene utilizzata l'Information Computer Technology tracciando i suoi vantaggi e svantaggi considerando non solo il BIM ma anche altre tendenze come il Computer Aided Facility Management (CAFM). Inoltre, uno studio teorico su Facility Management è stato sviluppato tenendo conto del quadro delle conoscenze e degli attuali strumenti di informazione per la manutenzione degli edifici e la gestione degli impianti. Successivamente, è stato sviluppato un caso studio relativo alla mia esperienza di stage. Considerando una società italiana di Facility Management chiamata Interface Facility Management s.r.l., è stato possibile approfondire i loro attuali processi relativi alle attività di manutenzione di undici negozi, considerando i punti di forza e di debolezza. Verranno proposte due soluzioni diverse, la prima riguarda il processo legato al Building Information Modelling, mentre la seconda riguarda il sistema CAFM
