The Magistral thesis project deals with two major main themes: the first is the urban regeneration and industrial redevelopment, while the second is that of sport, and tries to combine these two realities , concentrating in a specific area and with a great potential, situated in the industrial area of the Municipality of Villorba, a fraction of Treviso located north of the province. The industrial area of Villorba is one of the largest in the province of Treviso as an extension and presence of buildings, with many activities ranging from commercial to wholesale, up to the craft activities. Many buildings in this area are abandoned, thus leading to a general deterioration of the whole area, which being far from population centers runs the risk of becoming a set of industrial skeletons that we can find throughout the territory. Among these realities present within the industrial area, one in particular stands out for its size and organization. It is the former Panorama area of Villorba, an area of 91,589 square meters designed and built around the 2000s to host multiple businesses such as supermarkets, non-food hypermarkets, shops, bars and restaurants, whose name was "Willorba Business Park" ". Since 2008, however, after the bankruptcy of the company that had created and managed the park, 90% of the activities present have closed to move to areas more suitable to the influx of customers, thus leaving the area in a state of deterioration and abandonment advanced . Thanks to its conformation and the fairly recent age of architectural artifacts, this area lends itself very well to a redevelopment project that can involve it entirely, thus creating a new attractive pole that can give new life to what was once a very popular commercial center. The second macrotheme that I have dealt with fits well in this perspective of revitalization, and it is precisely the theme of sport. Treviso, and its province, has a wide sports tradition behind itself; sports, such as basketball, volleyball, rugby, football and fencing, have developed over the years thanks to organizations that have encouraged their growth, creating and developing spaces and realities that still have a strong impact on the sports world (just think of the name Benetton) and that have a large number of facilities equipped in the territory for their practice. But from a few years to now, especially thanks to new generations, new sports realities have spread that are not structured or cataloged, that do not have dedicated organizations and that therefore take place mostly in "urban street" situations (parks, squares, roads, etc.) but for which there is a strong demand for adequate and safe facilities. The study of these two realities led me to develop a project that could encompass both themes, going to give a new life to an area with great potential and giving a place to all those people who perform sports and motor activities in situations of little safety. From here I then studied the various sports that could be included in the perspective of "urban street sport" and that could be included in the ex-commercial park, grouping them by practice and category in buildings that best fit the needs of everyone of them, thus creating organized and defined structures for their practice. The intervention strategy has then led to a division of the project into three main themes: one is that of buildings, and their internal redevelopment, going to include the various sports without altering the artifacts and then going to intervene in "zero cement"; the second is the one called buffer zone, a "square" created by the space between buildings and always used for sports activities but at a less formal and freer level. The third theme developed is that of the "inhabited wall" a scaffold structure that connects the two main areas of the project, public and private, and which, due to its size, is able to host some activities in support of the main one. , as relaxation and meeting areas, bars, small shops and small sales activities and meeting and gathering areas. The project has meant a lot to me for various reasons: for an urban and functional reflection on the role that an abandoned area of this type can return to cover, especially in a small reality like that of the municipality of Villorba; on an architectural and re-use level making me understand a possible intervention strategy, maybe exportable in other realities, smaller or bigger, that are in the same situation.
Il progetto di tesi Magistrale tratta due grandi temi principali: il primo è quello della rigenerazione urbana e riqualificazione industriale, mentre il secondo è quello dello sport, e cerca di unire queste due realtà concentrandosi in un’area ben precisa e dalle grandi potenzialità situata della zona industriale del Comune di Villorba, una frazione di Treviso situata a nord della provincia. La zona industriale di Villorba è una delle più grandi della provincia di Treviso in quanto estensione e presenza di edifici, con molteplici attività che spaziano dal commerciale, alla vendita all’ingrosso, fino ad arrivare alle attività artigianali. Di questa zona tanti edifici risultano dismessi o in stato di abbandono, portando così ad un degrado generale di tutta l’area, che essendo lontano da centri abitati corre il rischio di diventare un insieme di scheletri industriali che possiamo trovare in tutto il territorio. Tra queste realtà presenti all’interno della zona industriale, una in particolare spicca per dimensioni e organizzazione. Si tratta dell’area commerciale ex-Panorama di Villorba, un’area di 91.589 mq progettata e costruita intorno agli anni 2000 per ospitare molteplici attività come supermercati, ipermercati non alimentari, negozi, bar e ristoranti, il cui nome era “parco commerciale Willorba”. Dal 2008 però, dopo il fallimento della società che aveva creato e gestito il parco, il 90% delle attività presenti hanno chiuso per trasferirsi in zone più idonee all’afflusso di clienti, lasciando così l’area in uno stato di degrado e abbandono avanzato. Grazie alla sua conformazione e all’età abbastanza recente dei manufatti architettonici, quest’area si presta molto bene a un progetto di riqualificazione che possa coinvolgerla interamente, andando a creare così un nuovo polo attrattivo che possa ridare vita a quello che una volta era un polo commerciale molto frequentato. Il secondo macrotema che ho affrontato si inserisce bene in questa ottica di rivitalizzazione, ed è appunto il tema dello sport. Treviso, e provincia, ha un’ampia tradizione sportiva alle sue spalle; sport, come il basket, la pallavolo, il rugby, il calcio e la scherma, si sono sviluppati nel corso degli anni grazie ad organizzazioni che ne hanno favorito la crescita, creando e sviluppando spazi e realtà che tuttora hanno un forte impatto nel mondo sportivo (si basti pensare al nome Benetton) e che hanno un gran numero di strutture attrezzate nel territorio per la loro pratica. Ma da qualche anno ad oggi, soprattutto grazie alle nuove generazioni, si sono diffuse nuove realtà sportive che non sono strutturate né catalogate, che non hanno organizzazioni dedicate e che quindi si svolgono per lo più in situazioni “urban street” (parchi, piazze, strade, ecc) ma per le quali c’è forte richiesta di strutture adeguate e sicure. Lo studio di queste due realtà mi ha portato sviluppare un progetto che potesse racchiudere entrambi i temi, andando a dare una nuova vita a un’area dalle grandi potenzialità e dando un luogo a tutte quelle persone che svolgono attività sportiva e motoria in situazioni di poca sicurezza. Da qui poi ho studiato i vari sport che potessero rientrare nell’ottica degli “urban street sport” e che potessero essere inseriti all’interno dell’ex-parco commerciale, raggruppandoli per pratica e categoria negli edifici che meglio si adattavano alle esigenze di ognuno di essi, creando così delle strutture organizzate e definite per la loro pratica. La strategia di intervento ha poi portato a una divisione del progetto in tre temi principali: uno è quello degli edifici, e della loro riqualificazione interna, andando a inserire i vari sport senza alterare i manufatti e quindi andando a intervenire a “cemento zero”; il secondo è quello della cosiddetta buffer zone, ovvero una “piazza” creata dallo spazio tra gli edifici e usata sempre per attività sportive ma ad un livello meno formale e più libero. Il terzo tema sviluppato è quello del “muro abitato” una struttura in scaffold che collega le due aree principali del progetto, quella pubblica e quella privata, e che, per la sua dimensione, è in grado di ospitare alcune attività in corredo a quella principale, come zone di relax e ritrovo, bar, negozietti e piccole attività di vendita e aree di ritrovo e aggregazione. Il progetto ha significato molto per me per varie ragioni: per una riflessione urbana e funzionale sul ruolo che un’area abbandonata di questo tipo può tornare a ricoprire, soprattutto in una realtà piccola come quella del comune di Villorba; a livello architettonico e di riuso facendomi capire una possibile strategia di intervento, magari esportabile in altre realtà, più piccole o più grandi, che si trovano nello stessa situazione.
