The purpose of this dissertation is to analyse the actual panorama of existing alberghi diffusi in Italy, focusing on the built environment involved and in the management strategies adopted. A first part highlights the context of reference of the albergo diffuso, which is the Italian small settlements. These places, affected by the depopulation phenomena, have started to capture an increasing interest especially from tourists attracted by new tourist trends. Therefore, the revitalisation strategies for the small settlements mainly regard the tourist sector and the development of accommodation solutions able to intercept the tourist demand. Therefore, the second part focuses on the albergo diffuso, which is an accommodation solution but also a tool able to activate widespread benefits for a specific area. It is possible to provide a reference basis for the existing alberghi diffusi analysis, highlighting the features, requirements, possible strengths and weaknesses associated to the model. The alberghi diffusi analysis, which are identified through a preliminary investigation, is made up of different levels. A first generic analysis based web-research, supported by the development of three main indicators, allow us to point out some of the main features of the structures in terms of location, built environment, and accommodation offered. The surveys with questionnaire, instead, strength the knowledge of the alberghi diffusi through the elaboration of data about the origin of the initiative, project’s dynamics, management strategies, features of the offer and personal opinions as well. The last part regards a simple case study: the Albergo Diffuso Torre Soca of Lovere. The information comes from two direct interviews with the promoters. This specific case permits to analyse on one hand, dynamics linked to a specific project and choices, and on the other, to further emphasize common features and possible peculiarities associated to the albergo diffuso model.
L’obiettivo della tesi è quello di analizzare il panorama attuale degli alberghi diffusi esistenti in Italia, focalizzandosi sul patrimonio costruito coinvolto e sulle strategie di gestione adottate. Una prima parte riguarda gli insediamenti minori italiani, che di fatto rappresentano il contesto di riferimento all’interno del quale si inserisce il modello dell’albergo diffuso. Questi luoghi, caratterizzati da quello che può essere definito come il “fenomeno dello spopolamento”, hanno iniziato a catalizzare un’attenzione sempre crescete soprattutto da parte di turisti interessati a nuovi trend. Pertanto, le strategie di rivitalizzazione riguardano principalmente il settore turistico-ricettivo. La seconda parte invece, è incentrata sul modello dell’albergo diffuso, che è una soluzione ricettiva ma anche uno strumento capace di valorizzare un’area specifica. Lo studio delle sue caratteristiche, requisiti, possibili punti di forza e debolezza, fornisce una base conoscitiva per la successiva analisi degli alberghi diffusi. L’analisi, effettuata su strutture individuate preliminarmente, è composta da più fasi. Un’analisi “generica”, basata un sistema di indicatori appositamente sviluppati, permette di individuare le caratteristiche principali degli alberghi diffusi da un punto di vista della localizzazione, patrimonio costruito coinvolto e offerta ricettiva. Un’indagine tramite questionario, consente invece di rafforzare la conoscenza degli alberghi diffusi per quanto riguarda la loro origine, dinamiche di progetto, strategie di gestione e caratteristiche principali. L’ultima parte tratta un caso studio specifico: l’”Albergo Diffuso Torre Soca” di Lovere. Le informazioni derivanti da due interviste rivolte ai due promotori, sostengono l’approfondimento di alcune dinamiche di progetto e scelte specifiche ma anche di evidenziare ulteriormente possibili peculiarità ed elementi comuni associabili al modello dell’albergo diffuso.
