Analysis of a relocation project according to the 12 steps methodology. Enhancement of the 12 steps methodology for a relocation project and individuation of the lessons learned

According to the Project Management Institute, a project is a temporary endeavor undertaken to create a unique product, service or result. A study made in 2004 by the Standish Group revealed that out of thousands of projects, 71% resulted delayed and out of budget. To counteract these facts, several methodologies of project management have been issued. The purpose of this thesis is to analyze a project carried out between 2014 and 2016, to compare how it has been performed and how it would have been following a standard method of project management. Moreover, the success of the project will be measured realizing a gap analysis on the scope, the time and the cost. The methodology that will be used for the study is the “12 steps methodology” described by Antonello Bove in his book “Project Management: la metodologia dei 12 step. Come applicarla in tempo reale per gestire con successo piccolo e grandi progetti”. This method is inspired by the Project Management Institute Book of Knowledge. From the superposition of the project management methodology and the project’s development and the gap analysis, the project management methodology will be adapted to better fit to a relocation project of offices. Furthermore, from the analysis of the project, the lessons learned will be issued and several useful tools will be presented to apply the best practices. The project studied during this thesis is a relocation project that can be divided into three macro-phases: - The Stay versus Go analysis and the research of an office; - The design phase; - The construction phase.

Secondo il Project Management Institute, un progetto è un’azione temporanea eseguita per creare un prodotto, servizio o risultato unico. Una ricerca fatta nel 2004 dal Standish Group ha rivelato che su 1000 progetti, 71% subiscono ritardi e finiscono fuori budget. Per controbilanciare questa realtà, diverse metodologie di Project Management sono state elaborate. L’obiettivo di questa tesi è di analizzare un progetto svolto tra il 2014 e il 2016, di comparare com’è stato eseguito con come sarebbe stato condotto seguendo una metodologia standard di Project Management. Inoltre, sarà misurato il successo del progetto tramite una gap analysis riguardo lo scopo, il tempo e il costo. La metodologia usata per questa tesi è quella dei 12 steps descritta da Antonello Bove nel suo libro “Project Management: la metodologia dei 12 steps. Come applicarla in tempo reale per gestire con successo piccoli e grandi progetti.”. Questo metodo è ispirato da Project Management Book of Knowledge (PMBoK). Dalla sovrapposizione dello svolgimento del progetto con la metodologia e dalla gap analysis, saranno proposti dei miglioramenti al metodo dei 12 steps, permettendo di adattarlo a una rilocalizzazione di uffici. Oltretutto, dall’analisi del progetto, delle lessons learned saranno emesse e diversi strumenti saranno esposti per applicare le Best Practices. Il progetto oggetto della tesi è una rilocalizzazione di uffici e può essere diviso in tre macro-fasi: - L’analisi “Andare versus Restare” e la ricerca di uffici; - La fase di progettazione; - La fase di costruzione.
