"Gnuf cors, Dormisch" is a thesis work that proposes the redevelopment of the former Dormisch brewery, for twenty years at the center of a lively debate among the various members involved: property, municipality and citizens. The title in the Friulian language traces the way for the reappropriation by the inhabitants of a space, once industrial and deeply rooted at a social and territorial level with the Friulian capital. The area of the former Dormisch is located in a strategic point, in direct contact with the Study Center. It is potentially the element of rehabilitation of the historical urban fabric and the one dedicated to education. During the last two decades, several intervention projects were presented, none of which were built, but all connected by a common element: the commercial address. In line with the guidelines of the PRGC. The proposed redevelopment project moves on the principles of TEMPORIUSO. But what do we mean by "temporiuso"? Buildings, urban areas and open spaces are subject to cycles of high and low usage, during which there are moments of transition, uncertainty and immobility. It is at this time between old and new use, that it is possible to experiment with temporary activities and projects, which can offer new scenarios of urban regeneration. TempoRiuso's activity proposes to use the existing building patrimony and open spaces that are empty, abandoned or underutilized of public or private property, to reactivate them and put them at the service of the community, allowing time to find the real functional identity for them . Therefore, our project wants to give a strong socio-cultural thrust to the area of the former Dormisch brewery, in order to move a province in which the abandoned industrial areas, abandoned or underused are numerous, restore value with projects related to the world of culture and associations, craft start-ups and small businesses, temporary accommodation for students and low-cost tourism, with temporary use contracts with a moderate rent.
“Gnuf cors, Dormisch” è un lavoro di tesi che propone la riqualifica dell’ex birrificio Dormisch, ormai da venti anni al centro di un vivo dibattito tra i diversi esponenti coinvolti: proprietà, comune e cittadini. Il titolo in lingua friulana traccia la via per la riappropriazione da parte degli udinesi di uno spazio, un tempo industriale e profondamente radicato a livello sociale e territoriale con il capoluogo friulano. L’area dell’ex Dormisch si trova in un punto strategico, a diretto contatto con il Centro studi. E’ potenzialmente l’elemento di ricucitura del tessuto urbano storico e quello dedicato all’istruzione. Nel corso degli ultimi due decenni sono stati presentati diversi progetti di intervento, nessuno dei quali è andato in porto, ma tutti collegati da un elemento comune: l’indirizzo commerciale. In linea con le direttive del PRGC. Il progetto di riqualifica proposto si muove sui principi del TEMPORIUSO. Ma cosa intendiamo con “temporiuso”? Edifici, aree urbane e spazi aperti sono soggetti a cicli di alto e basso utilizzo, nel corso dei quali vi sono dei momenti di transizione, di incertezza e di immobilismo. E’ in questo tempo di mezzo tra vecchia e nuova destinazione d’uso, che è possibile sperimentare attività e progetti temporanei, che possono offrire nuovi scenari di rigenerazione urbana. L’attività del TempoRiuso propone di utilizzare il patrimonio edilizio esistente e gli spazi aperti vuoti, in abbandono o sottoutilizzati di proprietà pubblica o privata, per riattivarli e metterli a servizio della comunità, lasciando che sia il tempo a trovare la reale identità funzionale per essi. Quindi, il nostro progetto vuole dare una decisa spinta socio-culturale all’area dell’ ex birreria Dormisch, al fine di smuovere una provincia nella quale le aree industriali dismesse , in abbandono o sottoutilizzate sono numerose, ridare valore con progetti legati al mondo della cultura ed associazionismo, delle start-up dell’artigianato e piccole imprese, dell’accoglienza temporanea per studenti e turismo low cost, con contratti ad uso temporaneo a canone calmierato.
