The thesis work was born from the idea, present for many years among the thoughts of those who were found to administer the town of Cogliate, to realize a project of recovery of this seventeenth-century palace, purchased in 1985 by the City to allocate it to future headquarters municipal. The building today is in a very poor state of decay, it is located in the center of the town, isolated from the other buildings and has a trapezoidal plan with a closed courtyard characterized by two floors above ground. Further north, in close spatial correlation with the palace is the large building of "Curt del Castell", also two floors above ground, once home to servants. The work is structured in two big parts, a first part of analysis and research in which the territory is studied with all its peculiarities and a second part in which the real project is developed and subsequently treated some technological, structural, plant and technological - ergotechnics investigations. From the territory and its history, the leitmotif of the project, or the "clay", comes to life. The material is the undisputed protagonist in an area where clay and furnaces have left traces everywhere. Another important aspect is the strong proximity of Parco Groane and its paths in the countryside. By narrowing the field of analysis we have come to understand what were the shortcomings on the municipal territory by defining a series of interventions, complementary to the new municipal headquarters to be built in the area, among the most important the new Civic Library. To arrive at the conclusions, case studies were analyzed and a population survey was carried out. We have chosen to operate maintaining a conservative approach on "Palazzo Rovelli", intervening only after a careful analysis and survey of the state of conservation, we have instead adopted a "stronger" approach with the building of the court, whose architectural value it is certainly inferior. The strategy underlying the intervention, albeit with a different impact, was the same on both buildings, namely that of returning them to their original form by eliminating the most recent additions and additions. The newly created parts are integrated with the conserved spaces making them functional to accommodate the intended use destinations, the use of cotto characterizes the very linear architecture of the volumes of new construction. The floorings and exposed extrados of some inter-floor slabs are also made in this way. From the energetic point of view, different approaches are highlighted in that for the achievement of the performance parameters required by the law it was necessary to resort to different solutions in the case of the palace and the "court", also at the plant level the different choices made are described. Together with the Library a large apogee hall and parking areas have been designed. With the in-depth study, the roof covering of the underground hall and the open shelf section of the library were studied, where clay elements were used alongside laminated wood and concrete structures. It was assumed to cover, at least in part, the energy needs of the new urban square, aimed at hosting the weekly market, with a photovoltaic system. Finally, some considerations on the ergonomic problems related to the construction of a building site inside the inhabited center and the assembly of the modular elements that make up the new clay facades are reported. The present thesis work is an update of the elaborate: " Lucini P, Rosara D; Progetto di Recupero area di Palazzo Rovelli - Cogliate (Mb); Lecco; Politecnico di Milano; 2012 ", at the beginning of each single chapter, the parts updated or implemented ex-novo are specified, together with a brief description of the topic.
Il lavoro di tesi è nato dall’idea, presente da molti anni tra i pensieri di chi si è trovato ad amministrare il comune di Cogliate, di realizzare un progetto di Recupero di questa villa seicentesca, acquistata nel 1985 dal Comune per destinarla a futura sede municipale. Il palazzo versa oggi in pessimo stato di degrado, si trova al centro dell’abitato, isolato rispetto agli altri edifici e presenta una pianta trapezoidale a corte chiusa caratterizzata da due piani fuori terra. Più a nord, in stretta correlazione spaziale con il palazzo si trova il grande fabbricato di “Curt del Castell”, anch’essa due piani fuori terra, un tempo dimora della servitù. Il lavoro è strutturato in due macroparti, una prima parte di analisi e ricerca in cui viene studiato il territorio con tutte le sue peculiarità e una seconda parte in cui viene sviluppato il progetto vero e proprio e successivamente trattati alcuni approfondimenti tecnologici, strutturali, impiantistici ed ergotecnici. Dal territorio e dalla sua storia, prende vita il filo conduttore del progetto, ovvero il “cotto”, il materiale è il protagonista incontrastato in una zona dove l’argilla e le fornaci hanno lasciato tracce ovunque. Un altro importante aspetto è la forte vicinanza di Parco Groane e dei suoi percorsi nel verde. Restringendo il campo di analisi si è arrivati a capire quali fossero le carenze presenti sul territorio comunale definendo una serie di interventi, complementari alla nuova sede municipale da andare a realizzarsi nell’area, tra i più importanti la nuova Biblioteca Civica. Per arrivare alle conclusioni sono stati analizzati dei casi studio ed è stato effettuato un sondaggio sulla popolazione. Si è scelto di operare mantenendo un approccio conservatore su “Palazzo Rovelli”, intervenendo solo a seguito di una attenta analisi e rilievo dello stato di conservazione, si è invece adottato un approccio “più forte” con il fabbricato della corte, il cui valore architettonico è senz’altro inferiore. La strategia alla base dell’intervento, seppur con un differente impatto, è stata la stessa su entrambi gli edifici, e cioè quella di restituire loro la forma originaria eliminando le superfetazioni e le aggiunte più recenti. Le parti di nuova realizzazione si integrano con gli spazi conservati rendendoli funzionali ad ospitare le destinazioni d’uso ipotizzate, l’uso del cotto caratterizza l’architettura molto lineare dei volumi di nuova realizzazione. Anche le pavimentazioni e gli estradossi a vista di alcuni solai interpiano sono così realizzati. Dal punto di vista energetico sono evidenziati differenti approcci in quanto per il raggiungimento dei parametri prestazionali richiesti dalla normativa si è dovuto ricorrere a differenti soluzioni nel caso della “villa” e della “corte”, anche a livello impiantistico vengono descritte le differenti scelte effettuate. Assieme alla Biblioteca è stata progettata un’ampia sala polifunzionale apogea e dei parcheggi. Con l’approfondimento strutturale sono stati studiati nello specifico il solaio di copertura della sala sotterranea e la sezione a scaffale aperto della biblioteca dove sono stati impiegati degli elementi in cotto in affiancamento a strutture in legno lamellare e calcestruzzo. Si è ipotizzato di coprire, almeno in parte, il fabbisogno energetico della nuova piazza urbana, volta ad ospitare il mercato settimanale, con un impianto fotovoltaico. Infine vengono riportate alcune considerazioni sulle problematiche ergotecniche relative alla realizzazione di un cantiere all’interno del centro abitato e al montaggio degli elementi modulari che costituiscono le nuove facciate in cotto. Il presente lavoro di tesi costituisce un aggiornamento dell’elaborato: “Lucini P, Rosara D; Progetto di Recupero area di Palazzo Rovelli - Cogliate (Mb); Lecco; Politecnico di Milano; 2012”, all’inizio di ogni singolo capitolo vengono specificate, unitamente ad una breve descrizione dell’argomento trattato, le parti aggiornate o realizzate ex-novo.
