This paper studies the relations between the demographic trends in China and the effects on the real estate industry and market. Based on the timeline, starting from tracing the trend of China’s population, and population policy evolution. By analyzing related demographic data to show the overall development process of China’s population; By taking a deep look into big political events and policies in each dedicated periods, such as the Great Leap Forward, the One Child Policy, the Cultural revolution, to have a specific understanding of the backgrounds and special characteristics as for the all China’s population development process. Then combining with all analysis mentioned above, to dig the problems that caused by the population structure and trend changes of population. Forecasting that the population will decrease from 2025 around based on the fertility cultural which mainly caused by the specific demographic policies and economic situations, and aging problems is undergoing and would be worse in the future. Moreover, presenting the geographic distribution and movement of China’s population by showing and excavating urbanization trend and dedicated policies such as Reform and Opening-up policies, to make clear the regional characteristics of population density, how urbanization development process effects the population growth and housing price. At last, concerning on the analysis about the effects and relationship on real estate market in terms of population problems in China, to give out a systematic policy portfolio recommends for ongoing and upgoing problems for both demographic and real estate issues.
Questo documento studia le relazioni tra le tendenze demografiche in Cina e gli effetti sul settore immobiliare e sul mercato. Basato sulla cronologia, a partire dal tracciando la tendenza della popolazione cinese e l'evoluzione della politica demografica. Analizzando i dati demografici relativi per mostrare il processo generale di sviluppo della popolazione cinese; Esaminando in modo approfondito i grandi eventi e le politiche politiche in ogni periodo dedicato, come il Grande balzo in avanti, la Politica del figlio unico, la rivoluzione culturale, per avere una comprensione specifica dei retroterra e delle caratteristiche speciali di tutto lo sviluppo della popolazione cinese processi. Quindi combinare con tutte le analisi di cui sopra, per scavare i problemi causati dalla struttura della popolazione e dai cambiamenti di tendenza della popolazione. Previsione che la popolazione diminuirà dal 2025 circa sulla base della fertilità culturale che è principalmente causata dalle specifiche politiche demografiche e dalle situazioni economiche, e che i problemi dell'invecchiamento stanno subendo e sarebbero peggiori in futuro. Inoltre, presentando la distribuzione geografica e il movimento della popolazione cinese mostrando e scavando trend di urbanizzazione e politiche dedicate come le politiche di riforma e apertura, per chiarire le caratteristiche regionali della densità di popolazione, come il processo di urbanizzazione influenza la crescita della popolazione e il prezzo delle abitazioni . Infine, riguardo all'analisi degli effetti e delle relazioni sul mercato immobiliare in termini di problemi di popolazione in Cina, offrire un portafoglio di politiche sistematiche raccomanda di affrontare problemi continui e in crescita sia per le questioni demografiche che immobiliari.
