Investment vehicles for the financialization of the real estate market in Italy

The aim of this work is to provide a structured series of notions and examples in order to understand the dynamics and components of the Real Estate Market, with a focus on the methods of financialization that have been adopted over the last years. Furthermore, the thesis puts particular attention to the development of the Real Estate Market in Italy, contextualizing each element presented into the Italian environment, with the purpose to illustrate how it evolved over the last 20 years and trying to point out possible developments in light of its recent restructuring towards a more competitive reality in the worldwide scene.

Lo scopo di questa pubblicazione è di fornire una serie strutturata di nozioni ed esempi per comprendere le dinamiche e le componenti del mercato immobiliare, con un focus sui metodi di finanziarizzazione adottati nel corso degli ultimi anni. Inoltre, la tesi pone particolare attenzione allo sviluppo del mercato immobiliare in Italia, contestualizzando ogni elemento presentato all'interno del panorama italiano, con lo scopo di illustrare la sua evoluzione nell'ultimo ventennio, e cercando di evidenziare i suoi possibili sviluppi alla luce della sua recente riconfigurazione in una realtà più competitiva sulla scena mondiale.
