The thesis is part of a still underway research, commissioned by Schinder Company, elevator plant manufacturer, to analyse the market for residential constructions in Italy with the aim to evaluate the possible market response to the launch of a new elevator plant technology. To answer this question, the research was divided into separate sections in order to analyse different facets of the market to identify the changes that have invested it in last few years and to draw possible future scenarios, investigating economic and technological aspects, as well as the evolution of the living semantics, which contributed to give shape to the construction market. The first chapter will deepen the main macro and microeconomic indices related to the European and Italian real estate market. The evolution of the markets implies equally rapid changes in the regulatory requirements and changes in the demand from the user, increasingly aware about performance levels of the elements as well as to environmental sustainability. In this regard, the second chapter proposes to present the most important technological innovations that are revolutionising the construction field, both in terms of construction materials and in terms of product engineering. After the outlook on the construction’s environment, both in market trends and in technological innovation carried out in the previous sections, the objective of the last section is to restrict the field of investigation to the residential market to outline its main features and predict the possible future orientation. The survey develops on two different ways: the first is the study of the "Progetto 10,000" guidelines developed by Cassa Depositi e Prestiti (the main social promoter on the Italian scenario), the second represented by market questionnaire to be administered to the main subjects involved in the construction supply chain in Italy.
La tesi si inserisce in una ricerca, ancora in corso, commissionata da Schinder S.p.A, produttrice di ascensori, di studiare il mercato delle costruzioni residenziali in Italia per valutare la possibile risposta del mercato al lancio di una nuova tecnologia di impianti elevatori. Per rispondere a questa domanda, la ricerca è stata suddivisa in sezioni separate al fine di analizzare sfaccettature differenti del mercato per individuare i cambiamenti che lo hanno investito negli ultimi anni e per disegnare possibili futuri scenari, indagando gli aspetti economici e tecnologici, oltre che l’evoluzione del linguaggio dell’abitare, che contribuiscono a dar forma al mercato delle costruzioni. Il primo capitolo approfondirà i principali indici macro e microeconomici relativi al mercato immobiliare Europeo ed Italiano. L’evoluzione dei mercati implica cambiamenti altrettanto veloci dei requisiti normativi e della domanda da parte dell’utenza, sempre più attenta ai livelli prestazionali degli elementi oltre che alla sostenibilità ambientale. A tal proposito, il secondo capitolo si propone di presentare le innovazioni tecnologiche di maggior rilievo che stanno rivoluzionando e rivoluzioneranno le costruzioni, sia in termini di materiali a costruzione che in termini di ingegnerizzazione del prodotto. Dopo l’outlook sul mondo delle costruzioni sia in termini di mercato che in termini di innovazione tecnologica effettuate nelle sezioni precedenti, l’obiettivo dell’ultima sezione è quello di restringere il campo d’indagine al solo mercato residenziale volendone delineare le caratteristiche e prevederne il possibile orientamento futuro. L’indagine si sviluppa su due piani paralleli: il primo è rappresentato dallo studio delle linee guida “Progetto 10.000” sviluppato da Cassa Depositi e Prestiti (il principale promotore sociale nello scenario italiano), il secondo rappresentato dalla redazione di un questionario da somministrare ai principali soggetti coinvolti nella filiera delle costruzioni in Italia.
