Real estate market is important in any country not just because it shows country’s construction or infrastructure but also how it is contributing and making an impact on the country’s economy. Especially in developing countries like India where real estate is improving each year contributing to its economy and creating new jobs in the country. India has been improving its foreign investment policies from many years attracting many foreign investors. Recently in the year 2014 REITs are introduced which is new way of investment which is also improving the real estate in the country. Although there has been a lot of improvement in the real estate of the country, India is still struggling with housing (slums, irregular settlements, affordable housing etc.,) the idea behind this thesis is to study about problem of housing in India and suggest how India can eradicate the problem by doing cases studies on various successful improvements around the world. How India can adopt those policies, technologies and plans they used foe eradicating the problem and also how recent changes in Foreign Direct Investment policies can help housing and how some changes in regulations of Real Estate Investment Trusts can help housing.
Il mercato del Real Estate è importante in ogni Paese non solo per le costruzioni o le infrastrutture, ma anche per il contributo e l’impatto sull'economia del Paese. Soprattutto nei paesi in via di sviluppo come l'India, in cui il settore del Real Estate si accresce ogni anno, contribuendo all’economia e creando nuovi posti di lavoro. Negli ultimi anni l'India ha migliorato le sue politiche di investimento attirando molti investitori stranieri. Recentemente, nel 2014, sono stati introdotti i REITs, una nuova forma di investimento che sta potenziando anche il mercato immobiliare nel paese. Nonostante ci sia stato un grande miglioramento nel settore immobiliare del Paese, l'India si sta ancora scontrando con la questione abitativa (slums, insediamenti irregolari, alloggi a prezzi accessibili). L’idea alla base di questa tesi è di studiare il problema delle abitazioni in India e suggerire in che modo l'India possa risolvere il problema, attraverso vari casi studio di successo nel mondo, in che modo il Paese possa adottare tali politiche, tecnologie e programmi per estirpare il problema e anche in che modo i recenti cambiamenti nelle politiche degli investimenti diretti esteri e alcune modifiche nelle normative dei Fondi di investimento immobiliare possano aiutare la questione abitativa.
