The term "ghost town" originally refers to the towns which have mythological background and mysterious features, but in the current, it is applied to the areas which are in high vacancy or even been abandoned by disaster or with the process of urbanization. It is a remarkable fact that this phenomenon not only occurs in particular countries or regions, but also becomes a global and extensive issue. In the meanwhile, these "ghost towns" are created by various and complex reasons, and thus they could be classified as different types, "ghost town" by disaster, "ghost town" by decline, and "ghost town" by planning. This paper will research the morphology and impacts of both economy and society from the "ghost town" in different types, and propose some relative suggestions to prevent this phenomenon by proper planning or revive the existed "ghost city" and restore vitality through implanting emerging industry, transferring urban functions, and improving support facilities. Furthermore, as the growth of urban expansion and technology upgrade becomes faster, the shift in population will be easier and more frequent. When cities seem to have a wider variety and a larger scale, it is more challenging in city planning and urban management, which means it is possible that “ghost town” will develop to be a larger size in the future. Therefore, administrating and planning in a proper way takes an important role in preventing and solving the issue of “ghost town”.
Il termine "città fantasma" si riferisce in principio alle città che hanno un’origine mitologica e caratteri misteriosi, ma oggi si applica alle aree che sono quasi completamente disabitate o addirittura abbandonate a causa di un disastro o per motivi legati al processo di urbanizzazione. È un fatto rilevante che questo fenomeno non si verifichi solo in particolari paesi o regioni, ma sia diventato un problema globale ed esteso. Queste "città fantasma" sono determinate da vari e complessi motivi e quindi possono essere classificate secondo diverse tipologie: "città fantasma" a causa di un disastro, "città fantasma" per motivi di declino e "città fantasma" da pianificazione. Questa tesi analizzerà la morfologia e l’impatto sull'economia e sulla società delle "città fantasma" e proporrà alcuni suggerimenti per prevenire questo fenomeno mediante una corretta pianificazione o per rilanciare le "città fantasma" esistenti e ripristinarne la vitalità, impiantando industrie emergenti, trasferendo funzioni urbane e migliorando i servizi e le strutture di supporto. Inoltre, poiché la crescita dell'espansione urbana e l'aggiornamento tecnologico diventano sempre più veloci, lo spostamento della popolazione sarà sempre più facile e più frequente. Quando le città hanno una più ampia varietà ed una più ampia scala, la pianificazione e la gestione urbana diventano più impegnative: amministrare e pianificare in modo appropriato assume un ruolo importante nel prevenire e risolvere il problema delle "città fantasma".
