The alignment of real estate choices with business needs is an optimal tool for the improvement of the business performances, but this can represents a challenge for many companies that don’t approach real estate management as a business driving activity; this is even more difficult in the case of start-ups. The core of the research is the analysis of models for the alignment of business requirements with real estate and the application of the “lesson learnt” to the case of start-ups; the objective is to define a methodology to support start-ups in the decision-making process related to location and workspace design. Start-ups represent the most innovative way of doing business, since they are exploiting new technologies to foster innovative ideas that are able then to become products or services. Often start-ups don’t focus on the development of a real estate strategy and their location choices are primarily driven by cost optimisation purposes; in this way the search for a space where to set business can becomes a non-focused decision making process on facilities that may not be able to satisfy completely business requirements. The output of the thesis consists of developing a set of relevant guidelines for supporting the decision making process on the best location and workplace organization for a start-up. Since there are a lot of typologies of start-ups in different business, these guidelines will be developed specifically for service companies; the start-up where the solution offered, in this thesis, is verified, belongs to the group of start-ups operating in the real estate sector.
L’allineamento delle scelte riguardanti il real estate con i bisogni dell’azienda è un ottimo strumento per supportare le performances dell’azienda stessa ma ciò può rappresentare una sfida per molti che non considerano il real estate management come un’attività core. Questo è ancora più difficile nel caso delle startups. Il cuore della tesi è l’analisi di modelli per allineare le esigenze aziendali con la real estate strategy e l’applicazione della “lesson learnt” al caso delle startups; l’obiettivo è di definire una metodologia per supportare la startup nel processo decisionale relativo alle scelte locative e di design degli spazi interni. Le startups rappresentano il modello più innovativo di business, poiché utilizzano tecnologie nuove per lanciare idee e soluzioni innovative. Spesso le startups non pongono attenzione allo sviluppo di una strategia di real estate, e le loro scelte locative sono guidate principalmente dal proposito di ridurre I costi; in questo modo la ricerca di uno spazio diventa un processo decisionale non focalizzato che può portare a scelte che non sono capaci di soddisfare completamente i bisogni aziendali. L’output della tesi consiste nella definizione di un set di linee guida per supportare il processo decisionale sulle scelte locative e di organizzazione dello spazio per la startup. Data che ci sono molte tipologie di startups impegnate in diversi settori, queste linee guida saranno sviluppate per lo specifico caso di startup nel settore dei servizi; la startup su cui la soluzione offerta è stata verificata appartiene, nello specifico, alle startups operanti nel settore del real estate.
