Facility Management is a field that supports organizations by controlling their support services. These services are designed to improve the productivity of the core business of the organization, as well as to improve the quality of life of the people in and out the organization. In recent years, the non-residential real estate market in Poland has been constantly developing, what results in increase of the demand for Facility Management services. However, as shown by the location data of companies in this industry, it can be observed that wide range of suppliers is not easily available in smaller cities. For this reason, there is often a situation where small organizations include internal departments managing their built environment within their structures. Such departments often have a very large range of responsibilities but operate according to traditional management methods that interfere with the use of their potential and tighten their area of operation. The aim of this study is to describe the legitimacy of implementing a normative approach to management and, consequently, transforming the maintenance management department into a full-fledged internal unit, operating according to the Facility Management standards. Transformation of this type should result in a number of positive changes within the organization as well as positively affect the quality of life of the employees and tenants of the space offered by the organization. According to the proposal of this study, this unit could, in the longer term, be re-transformed into a completely separate organization that provides Facility Management services not only within the structure of its parent company but also for external clients. An example of such an entity will be the maintenance management department of the Podkarpackie Science and Technology Park, which offers a number of investment opportunities in the city of Rzeszow in south-eastern Poland.
Il Facility Management è un settore che nelle organizzazioni gestisce i servizi di supporto. Questi servizi sono progettati per migliorare la produttività del core business dell'azienda e per migliorare la qualità della vita delle persone dentro e fuori l'organizzazione. Negli ultimi anni, il mercato immobiliare non residenziale in Polonia è stato in costante sviluppo, il che si traduce in un aumento della domanda di servizi di facility management. Tuttavia, come dimostrato dai dati di localizzazione delle aziende in questo settore, si può osservare che un'ampia gamma di fornitori non è facilmente disponibile nelle città più piccole. Per questo motivo, spesso accade che piccole aziende presentino dipartimenti che gestiscono il proprio patrimonio immobiliare internamente. Questi ultimi si fanno caric di grandi responsabilitá; operando secondo metodi di gestione tradizionali che interferiscono con il raggiungimento del loro potenziale, restringono la loro area di attività. Lo scopo di questo studio è quello di descrivere la fattibilità di implementazione di un approccio normativo alla gestione e, di conseguenza, trasformare il dipartimento di gestione della manutenzione in un'unità interna a pieno titolo, operando secondo gli standard di Facility Management. Una trasformazione di questo tipo dovrebbe comportare una serie di cambiamenti positivi all'interno dell'organizzazione e influire positivamente sulla qualità della vita dei dipendenti e degli inquilini dello spazio offerto dall'organizzazione. Come proposto in questo studio, questo servizio potrebbe, a lungo termine, essere trasformato in un'organizzazione completamente separata che fornisca servizi di Facility Management non solo all'interno della struttura della società madre ma anche per i clienti esterni. Un esempio di tale entità sarà il dipartimento di gestione della manutenzione del Parco scientifico e tecnologico Podkarpackie, che offre opportunità di investimento nella città di Rzeszow nella Polonia sud-orientale.
