Technologies applied to a short-medium term rent receptive structure. An innovative management model

The aim of this thesis is to propose an integration to the management models present on the market in terms of PMS(Property Management System), based on analysis and researches carried out by us, in order to understand the influences that led to strong changes in the peculiarities of the accommodation structures and a cultural change, looking for a way to improve an innovative product. The analysis started from a general vision of the national market and of the European market, to understand how new forms of hospitality and working are being generated in the European and national panorama. The offer in the Milan area was analyzed in detail, comparing it with the best European benchmarks. To look for support regarding the different degrees of interaction between these two realities, a large number of articles were analyzed, written by experts in the Italian and European real estate sector. The final objective was to define an implementation of the management models of accommodation structures present on the market, paving the way for a range of integrated services, selected on the basis of analyzes completed during the training period at the Polytechnic of Milan and during the drafting of the paper itself. This approach has allowed us to outline the trends of the new needs of new generations, which derive largely from the strong technological and cultural change that is affecting our society.

Lo scopo di questa tesi è quello di proporre un'integrazione ai modelli di gestione presenti sul mercato in termini di PMS(Property Management System), sulla base di analisi e ricerche da noi svolte, al fine di comprendere le influenze che hanno portato a forti cambiamenti delle peculiarità delle strutture ricettive e ad un cambiamento culturale, alla ricerca di essere competitivi sul mercato ed offrire un prodotto innovativo. L'analisi è partita da una visione generale del mercato nazionale e del mercato europeo, per capire come si generano nuove forme di ospitalità e di lavoro nel panorama europeo e nazionale. L'offerta nell'area milanese è stata analizzata in dettaglio, confrontandola con i migliori benchmark europei. Per cercare supporto riguardo ai diversi gradi di interazione tra queste due realtà, è stato analizzato un gran numero di articoli, scritti da esperti nel settore immobiliare italiano ed europeo. L'obiettivo finale è stato quello di definire un’ implementazione dei modelli di gestione delle strutture ricettive presenti sul mercato, aprendo la strada ad una gamma di servizi integrati, selezionati sulla base delle analisi completate durante il periodo di formazione presso il Politecnico di Milano e durante la stesura della tesi stessa. Questo approccio ci ha permesso di delineare le tendenze dei nuovi bisogni delle nuove generazioni, che derivano in gran parte dal forte cambiamento tecnologico e culturale che sta colpendo la nostra società.
