The aim of the dissertation is the investigation and analysis of real estate investments in alternative asset classes, a theme established in recent years, related to investment’s diversification. In detail, we will take into account the student housing sector, a branch developed by high education institutes and which, nowadays, involves major public and private operators. An analysis on European trend will be performed, evaluating the major drivers involved within the preliminary assessments in the investment process. The main objective will be to identify which are the most attractive destinations in European overview and to define what is the current gap between the most important and developed cities, the so-called "primary cities" and minor realities, where, in some cases, the university system plays a fundamental role in the local economy: the “secondary cities”. After that, attention will be focused on Italy, where the cities with more developed tertiary education system will be analyzed. The objective, in this case, will be to assess the current status, in order to suggest possible developments and optimizations.
Nel presente elaborato di tesi viene analizzato e approfondito il tema degli investimenti immobiliari in asset class alternativi, un ambito affermatosi negli ultimi anni, al fine della diversificazione dell’investimento. Nel dettaglio, viene preso in considerazione il settore degli studentati, un ramo che, in prima battuta, ha riguardato direttamente gli istituti universitari e le relative fondazioni e, al giorno d’oggi, scatena l’interesse dei maggiori operatori in ambito di investimento real estate. Verrà effettuata una ricerca sul trend europeo, analizzando, in particolare, i maggiori driver presi in considerazione all’interno delle valutazioni preliminari nel processo d’investimento. L’obiettivo principale sarà quello di definire quali siano le mete più attrattive nel suolo europeo e di definire quale sia il gap attuale fra le città più importanti e sviluppate, le cosiddette “città primarie” e le realtà locali, dove, in alcuni casi, il sistema universitario ricopre un ruolo fondamentale nel sistema economico: le “città secondarie”. Dopodiché, l’attenzione si rivolgerà in Italia, dove verranno analizzati i dati delle città con sistema universitario più sviluppato. L’obiettivo, in questo caso, sarà quello di valutare lo stato attuale, al fine di individuarne possibili evoluzioni e ottimizzazioni.
