This project thesis stems from some considerations on the problems of the contemporary city in particular with regard to two questions on which architecture must still question itself in order to provide as many possible solutions: the problem of land consumption and the growing social isolation. Is it possible to slow down the unstoppable growth of cities? What can be done to prevent this expansion from being left behind unused and obsolete “building carcasses”, sources of degradation for neighborhoods and their inhabitants? Can abandoned buildings be effectively reused and converted functionally? Can we imagine an inclusive society based on sharing and human relationships? Cities are made of houses and in this sense the thesis project tries to answer the previous questions through residential architecture understood as a key element in the transformation of the city to different scales. Considering the transformations that are affecting today's society, such as the aging of the population, the decrease in the birth rate, the change in the composition of families and social isolation, it is now necessary to overcome the logic of standards, now obsolete, which still regulate residential architecture. As early as the 1960s in Denmark, a new way of conceiving living based on sharing and neighborly relations began to spread: cohousing. The term defines residential settlements composed of private lodgings, accompanied by large common areas destined for collective use and sharing among residents. Private houses are smaller than the average in order to contain costs, effectively making them more accessible to different social groups, and to encourage the use of common areas, favoring human relationships. The thesis project welcomes and investigates the theme of cohousing through a bibliographic search and case studies both Italian and European, contemporary and historical, and tries to put it into a system with the theme of the reuse of abandoned buildings. The issue of abandonment has been addressed on the city of Milan where, through a mapping showing all those situations that are perceived as a state of degradation and inactivity, the value that this heritage has is evident. The thesis investigates the architectural themes of re-use and cohousing in an attempt to demonstrate that a synergy between them is possible to obtain a double result: slow down the consumption of land by building the city on itself starting from the redevelopment of degraded and unused buildings so that it can also have positive effects on the attractiveness of the neighborhood and at the same time offer homes at more affordable prices and with better services put into the community in order to encourage neighborly relations, becoming social catalysts. The case study under consideration is a neglected office building, the former Milan Provincial Education Authority in via Ripamonti 42. The property is located in a privileged position considering the future development scenarios of the adjacent former Scalo di Porta Romana. Already today the neighborhood is finding its own identity thanks to the establishment of prestigious cultural functions such as the Prada Foundation and the presence of Bocconi and IED universities.
Questa tesi progettuale nasce da alcune considerazioni sui problemi della città contemporanea in particolare riguardo due questioni sulle quali l’architettura deve ancora interrogarsi per fornire quante più possibili soluzioni: il problema del consumo di suolo e il crescente isolamento sociale. È possibile rallentare la crescita inarrestabile delle città? Cosa si può fare per evitare che questa espansione si lasci dietro “carcasse edilizie” inutilizzate ed obsolete, fonti di degrado per i quartieri ed i loro abitanti? È possibile riutilizzare e convertire funzionalmente gli edifici abbandonati in modo efficace? Si può immaginare una società inclusiva fondata sulla condivisione e sui rapporti umani? Le città sono fatte di case e in questo senso il progetto di tesi cerca di dare una risposta alle precedenti domande attraverso l’architettura residenziale intesa come elemento chiave nella trasformazione della città alle diverse scale. Considerando le trasformazioni che stanno interessando la società odierna, come l’invecchiamento della popolazione, la diminuzione della natalità, la modifica nella composizione dei nuclei familiari e l’isolamento sociale, si rende oggi necessario un superamento della logica degli standard, ormai obsoleti, che regolano ancora l’architettura residenziale. Già a partire dagli anni ’60 in Danimarca ha iniziato a diffondersi un nuovo modo di concepire l’abitare basato sulla condivisione e sui rapporti di vicinato: il cohousing. Il termine definisce degli insediamenti abitativi composti da alloggi privati, corredati da ampi spazi comuni destinati all’uso collettivo e alla condivisione tra i residenti. Le abitazioni private sono di dimensioni più limitate rispetto alla media in modo da contenere i costi, di fatto rendendole più accessibili a diverse fasce sociali, e in modo da incentivare l’utilizzo delle aree comuni, favorendo i rapporti umani. Il progetto di tesi accoglie e indaga il tema del cohousing attraverso una ricerca bibliografica e di casi studio sia italiani che europei, contemporanei e storici, e cerca di metterlo a sistema con il tema del riuso degli edifici in stato di abbandono. La questione dell’abbandono è stata affrontata sulla città di Milano dove, attraverso una mappatura in cui sono riportate tutte quelle situazioni che vengono percepite come stato di degrado e inutilizzo, si rende evidente il valore che questo patrimonio ha. La tesi indaga i temi architettonici del riuso e del cohousing nel tentativo di dimostrare che è possibile una sinergia tra di essi per ottenere un duplice risultato: rallentare il consumo di suolo costruendo la città su sé stessa proprio a partire dalla riqualificazione degli immobili degradati e inutilizzati in modo che possa avere effetti positivi anche sull’attrattività del quartiere e al contempo offrire abitazioni a prezzi più accessibili e con migliori servizi messi in comunità in modo da incentivare i rapporti di vicinato costituendosi come catalizzatori sociali. Il caso studio preso in esame è un edificio per uffici in stato di abbandono, l’ex Provveditorato agli Studi di Milano in via Ripamonti 42. L’immobile si trova in una posizione privilegiata considerando i futuri scenari di sviluppo dell’adiacente ex Scalo di Porta Romana. Già oggi il quartiere sta trovando una propria identità grazie all’insediamento di funzioni culturali di pregio come Fondazione Prada e alla presenza delle università Bocconi e IED.
