The thesis responds to the request of a large metalworking company to operate a more targeted and widespread distribution of the annual capital that it annually invest for all its own production sites present on the Italian territory. For reasons of privacy, it had been decided to disguise some data and adopt the fake name HEME Ind., In order to guarantee the anonymity of the client and, at the same time, allow a more fluid and comprehensible reading of the project. The design aim is to create a dynamic risk analysis model able to interact with the real estate assets of HEME Ind. capable to include any changes due to works of different kind. Starting with a first analysis of the Technical Specifications supplied by HEME IND. the focus had been pointed out on the specific differences of the different locations, identifying the single critical issues, both from the specific production point of view of each site and from the one strictly linked to the maintenance activities of the individual technological lines present in them. The first design step had been a necessary revision and implementation of some specifications due to the gaps related to the specific risk and attention of some technological lines, filled thanks to a careful analysis of the recurring data present in the general company framework extracted from the spectrum of CTSS (Site Specific Technical Specifications). Following this first phase of revision of the basic documents, which allowed the construction of a summary sheet, it had been possible to proceeded with the identification of a methodology that would allow the subdivision and the classification of the sites based on the criticality of the individual components of each of them, in order to be able to subsequently consider them according to different parameters. Once a classification system that includes the entire HEME Ind. real estate portfolio had been created, it had been possible to move to the economic side of the project, or the assignment of the annual costs that each site requires in order to maintain its productivity in a condition that respects the established standards. This step had been carried out so as to consider both the dimensional variable of the buildings present and the risk range to which it belongs; the product system is therefore able to provide a realistic estimation of the costs identified thanks to a combination of the two factors mentioned above. A further service requested by HEME Ind. Concerns the auditing and ticketing activities of planned and unplanned maintenance interventions, which will be entrusted to a software created specifically for this purpose. The digitization of the control operations allows to generate a database that will contain information on all the interventions to be carried out in the various locations and it will keep a maintenance historical database which allows a reduction in recovery times thanks to a faster diagnostics evaluation. The operations carried out had been aimed at creating a solid technical-economic base which will allows the firm to consciously evaluate the proposals made by the aspiring Global Service providers during the competition phase that HEME Ind. is willing to undertake.
L’elaborato risponde alla richiesta di una grossa azienda metalmeccanica di operare una distribuzione più mirata e capillare del capitale annuo che elargisce annualmente a tutti i propri siti produttivi presenti sul territorio italiano. Per motivi legati alla privacy si è deciso di camuffare alcuni dati e di adottare il nome di fantasia HEME Ind., in modo da garantire l’anonimato del cliente e, al contempo, permetterà una più fluida e comprensibile lettura del progetto. La volontà progettuale è di creare un modello di analisi dinamica del rischio in grado di interagire con il patrimonio immobiliare di HEME Ind. assecondando eventuali cambiamenti dovuti ad opere di diversa natura. Iniziando con una prima l’analisi dei Capitolati Tecnici forniti da HEME IND. ci si è concentrati sulle differenze specifiche delle diverse locazioni identificando le singole criticità, sia dal punto di vista produttivo specifico di ciascun sito, che da quello prettamente legato alle attività di manutenzione delle singole linee tecnologiche presenti in essi. Il primo passo progettuale è stato una necessaria revisione e implementazione di alcuni capitolati a causa delle lacune legate alle specifiche di rischio e di attenzione di alcune linee tecnologiche, colmate grazie ad un’attenta analisi dei dati ricorrenti presenti nel quadro generale aziendale estratto dallo spettro dei CTSS (Capitolati Tecnici Specifici di Sito). In seguito a questa prima fase di revisione dei documenti di base, la quale ha permesso la costruzione di una scheda riassuntiva, si è proceduto con l’individuazione di una metodologia che permettesse di suddividere e classificare i siti basandosi sulla criticità delle singole componenti di ciascuno di essi, in modo da poterli successivamente considerare secondo parametri differenti. Una volta creato un sistema di classificazione che includesse l’intero patrimonio immobiliare di HEME IND. si è passati al lato economico del progetto, ovvero l’assegnazione dei costi annui che ciascun sito richiede per poter mantenere la propria produttività in una condizione che rispetti gli standard prestabiliti. Questo passaggio è stato realizzato in modo da considerare sia la variabile dimensionale dei fabbricati presenti, che la fascia di rischio al quale appartiene; il sistema prodotto è per tanto in grado di fornire una stima realistica dei costi individuata grazie ad una combinazione dei 2 fattori sopracitati. Un ulteriore servizio richiesto da HEME Ind. concerne le attività di audit e ticketing degli interventi di manutenzione ordinaria e straordinaria, i quali verranno affidati ad un software creato appositamente per questo scopo. La digitalizzazione delle operazioni di controllo permette di generare un database che conterrà informazioni su tutti gli interventi da effettuare nelle varie località e conserverà uno storico manutentivo che consente una riduzione dei tempi di ripristino grazie ad una più celere diagnostica. Le operazioni svolte sono finalizzate alla creazione di una solida base tecnico-economica la quale permetterà di poter valutare in modo consapevole le proposte fornite dagli aspiranti provider di Global Service durante la fase di concorso che HEME Ind. è intenzionata a intraprendere.
