In the last few years, crisis and globalisation have characterised Italian economics. Anyway, some territories managed finding answers in terms of innovation, conservation of social cohesion and economic development. This caused a highly separated territory on a national scale: critical environments excluded from growth process as well as excellence areas, which are not able to produce growth, nor to maintain wealth. All of the above-mentioned was and will be possible if development perspectives will focus on a new model. A model that aims to enhance excellences. The real wealth should not be sought in over-densified metropolises with no territorial resources, but in minor, internal, areas. The possibility of recovering symbolic places is an important part of territory enhancement. These places are often partially or completely neglected, but they are still in good condition, so that it is possible to exploit their historical and cultural value. This last aspect, adaptive reuse, led me to investigate this issue in multidisciplinary terms and to propose the recovery of an abandoned industrial area as my dissertation subject. A recovery that aims at the creation of a synergistic pole promoting the excellence that Tortona and its rich territory offer. This thesis is based on the idea of revitalising and giving back to the community an extraordinary heritage: ALFA area. ALFA area is an industrial area of 100,000 square meters that has been abandoned for years, and it is separated from the city centre by the railway track. Building here a new part of the city is the target. It should be characterised by a functional mix, and should be capable of presenting itself as a meeting point and place of territorial promotion. This result would increase the development and the social growth of both citizens and territory. This study is especially focused on one of the two Magazzini del Sale – salt warehouses – that were designed by engineer Pier Luigi Nervi and are now acknowledged as industrial archaeology heritage. The project involves the realisation of a market of local products and an event space within the warehouse. A showcase of excellence, with the best food and wine.
In questi anni di crisi e di globalizzazione economica alcuni territori hanno saputo esprimere risposte in termini di innovazione, tenuta della coesione sociale e sviluppo economico, disegnando un’Italia fortemente differenziata, con ambiti critici, esclusi dal processo di crescita e con territori di eccellenza capaci di produrre crescita e tenuta del benessere. Questo è stato possibile e lo sarà soprattutto in futuro, se le prospettive di sviluppo si concentreranno su un nuovo modello teso a potenziare le eccellenze presenti sul territorio. La vera ricchezza infatti non va ricercata in metropoli super densificate e praticamente prive di risorse territoriali, bensì nelle aree interne e minori. Un aspetto importante della valorizzazione del territorio è la possibilità di recuperare i luoghi simbolo della zona, spesso in parziale o completo abbandono o disuso, ma ancora in buono stato, sfruttando il loro valore storico-culturale. Quest’ultimo aspetto, di adaptive reuse, è stato l’elemento che mi ha indotto ad approfondire in termini multidisciplinari questa tematica e proporre come oggetto della mia tesi il recupero di un’area industriale dismessa per la creazione di un polo sinergico di promozione delle eccellenze che Tortona e il suo ricco territorio offrono. La tesi si basa sull’idea di ridare vita e restituire alla collettività e al territorio uno straordinario patrimonio: la zona ALFA, un’area industriale di 100.000 mq dismessa ormai da anni, separata dal centro città dal tracciato ferroviario. L’obiettivo è quello di creare in questa zona un nuovo brano di città caratterizzato da un mix funzionale in grado di proporsi come luogo di incontro e promozione territoriale utile per lo sviluppo e la crescita sociale dei cittadini e del territorio. Lo studio si è focalizzato in particolare su uno dei due Magazzini del Sale, presenti nell’area di intervento, progettati dall’Ing. Pier Luigi Nervi e riconosciuti come patrimonio dell’Archeologia Industriale. Il progetto prevede la realizzazione all’interno del magazzino di un mercato dei prodotti del territorio e di uno spazio per eventi. Una vetrina di eccellenze in cui le migliori produzioni enogastronomiche si raccontano.
