“The Facility Management is a professional management practice that encompasses multiple disciplines to ensure functionality, comfort, safety and efficiency of the built environment by integrating people, place, process and technology.” Among its major fields of application there is the anthropological environment that involves buildings and infrastructures. This thesis analyses the part of the Facility Management that, through the supply of suitable services, is able to meet specific requirements. The complexity of the above-mentioned services requires that these will be provided only by the support of appropriate type of software. As a matter of fact, the framework of the Facility Management software is designed for satisfying the multiplicity of requests coming from the different productive sectors: supply chain, A&C industry, management sectors etc. In the market of services there are plenty of programs suitable for this purpose, including for example CAFM, CMMS, IWMS etc. However, despite their constant and thorough updating, the increasing of the interoperability importance leads to the necessary integration of these programs within the BIM, as also will be required by the law. The aim of this thesis is therefore to analyse the state of art of all the major FM programs available, through a deep analysis that carries out their main strengths and weaknesses, in order to make a comparison among the software which provides the inclusion of the BIM and the ones that do not deal with this involvement.
il Facility Management è una disciplina professionale che comprende molteplici rami con l’obiettivo di garantire funzionalità, comfort, sicurezza ed efficienza dell'ambiente costruito attraverso l’integrazione di elementi fondamentali tra cui persone, luoghi, processi e tecnologie. Tra i maggiori campi di applicazione si annovera l’ambiente antropologico che trova nel Facility Management la materia che ha in gestione edifici e infrastrutture. Questa tesi analizza questa disciplina che, attraverso la fornitura di servizi specifici, è in grado di soddisfare determinati requisiti. La complessità dei sopra citati servizi richiede che questi siano forniti attraverso il supporto di determinate tipologie di software. Il framework dei software utilizzati per il Facility Management è infatti appositamente progettato per soddisfare la molteplicità di richieste provenienti dai diversi settori come: produzione, architettura e costruzioni (A&C) , settori di gestionali ecc. In questo mercato è presente una moltitudine di programmi adatti a questo scopo, tra cui ad esempio CAFM, CMMS, IWMS ecc. Nonostante il loro costante aggiornamento, la crescente importanza dell’interoperbilità porta ad una dovuta integrazione di questi programmi con il BIM, come d’altra parte sarà richiesto in un immediato futuro dalla legislazione. L’obiettivo della tesi è dunque quello di analizzare lo stato dell’arte dei maggiori programmi disponibili per il Facility Management, attraverso una analisi strutturata che evidenzia i maggiori punti di forza e debolezza, al fine di paragonare i programmi che includono il BIM e quelli che non ne prevedono l’inclusione.
