The purpose of this work is to investigate and understand the phenomenon of spatial and social degradation occurring in the area of the Old Town in Częstochowa. As a result of this analysis, a strategy was also created to improve the quality of urban space in this area. The work focuses on the image of Częstochowa as a city with two poles, whose coexistence significantly shaped the current appearance of these areas. One of the poles is the Pauline monastery - Jasna Góra - located in the city, the other is the intervention area - the Old Town district. Analyzing the past of these two centers since the Middle Ages, we can see the basis that initiated the current situation in the city. The latest history related to events in the economic, political and social arena in Poland and Częstochowa has additionally intensified the progressive degradation of this district. Currently, it is a neglected area not only in urban but also in social terms. People living here suffer not only because of problems such as unemployment or poverty, but a number of others who have dragged this district into a kind of vicious circle. This phenomenon can only be interrupted by appropriate urban and social interventions. The second part of the work presents regeneration strategies for this district. Its main pillar is bringing urban order in this area, improving safety and attractiveness by properly designing public spaces. These places form a loop what makes the function and program of each place intensified by the rest. Additionaly basic services, new social functions and new residential architecture is introduced in this area. The project also focuses on the untapped potential of the district, such as the Old Market Square in Częstochowa, which was once the heart of the whole city or on the green areas around the river flowing through the district.
La tesi di laurea si pone come obiettivo la ricerca e l’analisi dei fenomeni che hanno causato incuria verso la città vecchia di Częstochowa, in particolare si pone l’attenzione sugli aspetti urbani e sociali. A seguito dei risultati emersi, si propone una strategia progettuale per migliorare la qualità dello spazio in quest’area. L’immagine della città è definita dxa due tratti caratteristici; da un lato, il monastero paolino di Jasna Góra, dall’altro il quartiere antico nonché area di intervento progettuale di questo lavoro. Dall’analisi storica di queste due realtà dal Medioevo ad oggi, è possibile cogliere le cause che hanno portato all’attuale situazione di degrado, reso crescente da recenti eventi economici, politici e sociali che hanno interessato sia la città che l’intero Paese. Allo stato dell’arte, il centro storico risulta abbandonato dall’interesse urbano e presenta gravi problemi sociali. Le problematiche dell’area sono alimentate da un circolo vizioso in cui povertà e disoccupazione sono solo due dei principali fattori. L’intervento progettuale risulta essere una necessità per risollevare l’area. Per questa ragione, nella tesi di laurea viene presentata una strategia. Il tutto confluisce in una proposta di masterplan, che vede come elemento fondamentale un ridisegno dello spazio urbano pubblico per generare attrattività, interesse e sicurezza. La soluzione presentata crea un “loop” tra le diverse porzioni di territorio in modo tale da rammendare e connettere una zona frammentata. Vengono introdotti servizi di prima necessità nell’ambito della cultura e dell’istruzione oltre ad un intervento residenziale. Per concludere, l’attenzione sia analitica che progettuale viene posta sull’antica piazza del mercato di Częstochowa e sugli spazi verdi che accompagnano il fiume nell’attraversare la città.
