Due to the “nearby enrollment policy” implemented by Chinese primary schools, the existence of nearby high-quality educational resources has become an important factor in the location choice of house purchasing for Chinese families. Using the hedonic price method (HPM) and matching regression method, we estimate and compare the implicit prices of high-quality primary education in the real estate markets of Xi'an and Nanjing, two Chinese cities with a certain gap in economic strength. Result shows that in 2019, houses located within key primary school districts have a premium of approximately 10% in both cities. This suggests that only by increasing investments in primary education and allocating educational resources more equitably, can we relieve public anxiety and concerns of excessively high housing prices in those residential neighborhoods of advantageous teaching quality and alleviate the "school-district choice fever".
A causa del “criterio di vicinanza ” per l'iscrizione alle scuole primarie cinesi, l'esistenza di risorse educative di alta qualità nelle vicinanze geografiche è diventato un fattore importante nella scelta della posizione di acquisto di una casa per le famiglie cinesi.Utilizzando il metodo dei prezzi edoonici (HPM) e il metodo di regressione corrispondente, si possono stimare e confrontare i prezzi impliciti dell'istruzione primaria di alta qualità nei mercati immobiliari di Xi'an e Nanjing, due città cinesi con una certa differenza di potenziale economico.Il risultato mostra che nel 2019, le case situate all'interno dei distretti delle principali scuole primarie hanno un premio di circa 10% in entrambe le città.Ciò suggerisce che solo aumentando gli investimenti nell'istruzione primaria e allocando risorse educative più equamente, possiamo mitigare l'ansia pubblica e le preoccupazioni dei prezzi di alloggi eccessivamente alti in quei quartieri residenziali con la qualità didattica vantaggiosa e alleviare la "febbre della scelta scuola-distretto".
