The thesis deals with conservative restoration, structural consolidation and the refunctionalization of Villa Facchi and its park, a challenge from history to the nowadays. The project started from the understanding of the importance and necessity that this Villa has for the city of Casatenovo, due to the existence of the municipal library in there and the acknowledgment of its lack of valorization of the space capacity. The Casatenovo municipality allowed the access to the Villa's reports, giving us the opportunity to work in a real situation and thus the project's goal and guidelines were established. As the name of the project says, it is divided into three links that are completely interconnected: the ancient building, the abandoned building and new building. Much of the project was dedicated to restoration and consolidation of the ancient existing library. The abandoned building, where the old civic room was located, was redesigned and assumed a new function, satisfying the current needs of the Villa. And the new design brought a new opportunity and enhancement of the space, not only as a place able to accommodate the various needs of the city but also the development of the Villa concept in a whole. The complexity of the project stems from the need to combine the three wings maintaining a conservative restoration and, at the same time, implement the new modern design adaptive to current technical standards while respect the existing. The restoration and conservation works were carried out according to the needs found that extend the internal and external part of the three levels of the library: ground floor, first floor and second floor. The consolidation part is concentrated at the basement level of the library, where a structural problem is located and allowed an analysis through the implementation of consolidation technics. And the last part of the project concerns the implementation of a multidisciplinary design process of the new buildings and masterplan, which was dedicated to all the park's useful area, developed through a long and deep study of historical, economic, demographic and urban analysis to identify the requirements of the local population. It consist in a workshop space, a kid library and an auditorium, made in a sustainable and flexible way, through the of pre-fabricated technique Veneer Bonding System and plywood materials only, which can be disassembled and readapt, making possible to supply the new future needs.
La tesi si occupa del restauro conservativo, consolidamento strutturale e rifunzionalizzazione di Villa Facchi e del suo parco. Il progetto è partito dalla comprensione circa l'importanza ed il ruolo chiave che questa Villa riveste per la città di Casatenovo, per via della presenza della biblioteca comunale e dell’ampio pomone verde, aperto al pubblico; a ciò si aggiunge il riconoscimento di una mancata valorizzazione del bene, tenuto conto della sua capacità spaziale e della sua attrattività. Il comune di Casatenovo ha consentito l'accesso agli ambienti della Villa, dandoci l'opportunità di lavorare in una situazione reale, dalla quale sono scaturiti l'obiettivo e le linee guida del progetto. Il progetto è suddiviso in tre ambiti, tra loro interconnessi: l'antico edificio (villa), l'edificio abbandonato(ex scuderie, poi sala civica) e il nuovo edificio da noi progettato. Gran parte del progetto è stato dedicato al restauro ed al consolidamento della biblioteca, con particolare attenzione alle volte di piano interrato. L'edificio abbandonato, dove si trovava la vecchia sala civica, è stato ridisegnato e ora assume una nuova funzione, soddisfacendo le attuali esigenze della città. I nuovi inserimenti hanno portato una nuova opportunità ed un incremento dello spazio fruibile, non solo come luogo in grado di accogliere le varie esigenze della città, ma anche come punto centrale per la rivalorizzazione di tutta la villa. La complessità del progetto nasce dalla necessità di combinare le tre tematiche, adottando i criteri del restauro conservativo e, allo stesso tempo, implementando nuovi spazi dai caratteri contemporanei, perseguendo gli standard tecnici attuali e rispettando quelli già esistenti. I rilievi materici e del degrado, comprese le schede di intervento di restauro e conservazione, sono state prodotte considerando l’intero corpo di fabbrica, internamente ed esternamente, ad ogni livello. La parte di consolidamento si è concentrata al livello seminterrato della biblioteca, dove si trova un problema strutturale, ed ha previsto un'analisi numerica, attraverso l'implementazione di un modello FEM, e l’adozione di innovative tecniche di consolidamento. L'ultima parte del progetto riguarda un processo di progettazione multidisciplinare dei nuovi edifici e del piano generale, dedicato a tutta l'area utile del parco, sviluppato attraverso un lungo e profondo studio di analisi storiche, economiche, demografiche e urbane, per identificare le necessità della popolazione locale. Il nuovo progetto prevede uno spazio di workshop, una biblioteca per bambini e un auditorium, realizzati in modo sostenibile, flessibile e soprattutto reversibile, attraverso la tecnica prefabbricata “Sistema di incollaggio per impiallacciatura” e solo materiali compensati, che possono essere smontati e riadattati, rendendo possibile il soddisfacimento anche delle esigenze future.
