The consistent growth of flexible workplaces and coworking businesses during the last years, mainly due to changes in the ways of work and the benefits they comprise for users (freelancers, SMEs and corporate enterprises), landlords and investors, has disrupted the Real Estate office market worldwide, especially in markets with strong economies like US, Europe and Asia. However, what is the coworking market like in an emergent economy like Argentina, a country with an uncertain business environment and persistent economic crisis? The aim of this dissertation is to produce a guide for investors by analysing whether coworking businesses in Argentina are a convenient investment choice, through the study of the market conditions (including a survey to remote workers in Bs. As.) and the generation of a business plan for a coworking space in Buenos Aires city’s Technology District. The financial modelling of the business was developed through a DCF analysis of three different scenarios with different space configurations, to detect which are the variables that impact on profit. The results confirm that all scenarios generate value and profitability depends mainly on the area of the space. Even despite generating a lower revenue, a small facility yields a higher NPV than a large one and pays back in a shorter time, due to a reduction of the initial investment (fit-out costs) and operational expenses (which depends mostly on rent price). The analysis also suggests that flexible spaces and particularly the coworking spaces market have the potential to grow in a context of fluctuating economic conditions, since it was detected a persistent increase in the number of coworking spaces in Buenos Aires during the last years, regardless of the constant local economic crisis and the consequent decrease in GDP. This is mainly because flexible workplaces allow: (1) users to reduce fixed expenses, set-up and exit costs; and (2) landlords to generate a revenue 2 to 3 times higher than a traditional office, and also to engage new types of tenants.
La crescita costante di posti di lavoro flessibili e attività di coworking negli ultimi anni, principalmente a causa dei cambiamenti nelle modalità di lavoro e dei vantaggi che essi comportano per gli utenti (non solo liberi professionisti e PMI ma anche imprese corporative), proprietari e investitori, ha sconvolto il mercato degli uffici immobiliari in tutto il mondo, soprattutto nei mercati con economie forti come Stati Uniti, Europa e Asia. Tuttavia, com'è il mercato del coworking in un'economia emergente come l'Argentina, un paese con un contesto economico incerto e una crisi economica persistente? Lo scopo di questa tesi è quello di produrre una guida per gli investitori analizzando se le attività di coworking in Argentina sono una scelta d’investimento conveniente, attraverso lo studio delle condizioni di mercato (incluso un sondaggio per i lavoratori remoti in Bs. As.) e la generazione di un piano aziendale per uno spazio di coworking nel distretto tecnologico della città di Buenos Aires. La modellizzazione finanziaria del business è stata sviluppata attraverso l'analisi DCF di tre diversi scenari con diverse configurazioni spaziali, al fine di rilevare quali sono le variabili che incidono sul profitto. I risultati confermano che tutti gli scenari generano valore e che la redditività dipende principalmente dall'area dello spazio. Anche se genera un reddito inferiore, una piccola struttura produce un VAN più elevato di un grande spazio e ripaga in un tempo più breve, a causa di una riduzione dell'investimento iniziale (costi di allestimento) e delle spese operative (che dipendono principalmente dal prezzo di affitto). L'analisi suggerisce inoltre che gli spazi flessibili e in particolare il mercato degli spazi di coworking hanno il potenziale per crescere in un contesto di condizioni economiche fluttuanti, poiché negli ultimi anni è stato rilevato un persistente aumento del numero di spazi di coworking a Buenos Aires, indipendentemente dal costante crisi economica locale e conseguente calo del PIL. Questo principalmente perché i luoghi di lavoro flessibili consentono: (1) agli utenti di ridurre le spese fisse, i costi d’installazione e di uscita; e (2) i proprietari terrieri per generare entrate da 2 a 3 volte superiori rispetto a un ufficio tradizionale e impegnare anche nuovi tipi d’inquilini.
