The goal of this thesis is to perform an in-depth analysis of the real estate crowdfunding sector with specific attention to the development and state-of-the art of this field within the Italian market; by providing a real case study able to explain the potentiality of this recent typology of real estate investment, the research aims to explain how and why crowdfunding has seen an exploit in the last ten years and how it could help to stimulate the growth of the real estate Italian sector and, in general, the economic development of our country from its stagnant situation. In order to do so the research has been divided in a logic sequence of three parts: we have devoted the first part to an initial and broad overview of the crowdfunding sector, providing a definition of the concept of crowdfunding and briefly illustrating the history of such innovative financial model. We have also highlighted the major qualifying characteristics of crowdfunding, focusing on the descriptions of the main actors that intervene in the funding process and devoted specific attention to the description of the various crowdfunding models that are nowadays most commonly spread at a global. In the second part we have analyzed in details the advantages that led this innovative financial strategy to its success nowadays: starting from the appearance of crowdfunding in response to the economic situation caused by the global crisis in 2008, we have then focused our attention on the specific evolution and trends displayed by this crowdfunding sector in North America, eventually comparing such trends, from both a diachronic and a synchronic point of view, with the development that real estate crowdfunding has undergone in the other countries of the world, with specific attention towards the European Union area as well as to Italy. In the third and last part a successful crowdfunding campaign has been analyzed: the “Investi con me” investment created by Italian entrepreneur Giuseppe Gatti. From the various fund campaign ready on the market this one was chosen due to its novelty and ability to maximize the entire structure of a real estate crowdfunding campaign; Gatti proposal is not a mere real estate project that has collected risk capital through the help of the crowd on the contrary, it’s an initiative aimed at creating a wider molecular investment fund, to which individual investors can participate through crowdfunding, whose goal is to fund multiple individual real estate projects on the Italian soil. The final scope of this thesis is to display how the real estate crowdfunding model qualify as a particularly promising tool in both enabling a wider pool of potential funders to invest into it and providing simpler and more immediate financial sources to real estate entrepreneurs by diminishing the traditional barriers that prevent investors from entering into the real estate sector, and maybe helping Italian real estate market to regain its dynamism, and to re-start a significant and solid growth; especially, real estate crowdfunding could provide the capital that entrepreneurs need not only to implement those requalification interventions that are needed in a wide number of immovable property located on the Italian soil, but also to create new and highly innovative business models that could engender a real change in the field.
Lo scopo di questa tesi è di eseguire un’analisi dettagliata del crowdfunding nel settore immobiliare, con un’attenzione particolare al suo sviluppo e successiva evoluzione all’interno del mercato italiano; descrivendo un caso di studio d’investimento in grado di mostrare le potenzialità di questa tipologia d’investimento, la ricerca mira a spiegare come e perché il crowdfunding abbia subito un’evoluzione esponenziale negli ultimi dieci anni e come questo settore possa stimolare il mercato immobiliare italiano a riprendersi ed innovarsi e, più in generale, ad aiutare il paese ad uscire da uno stato di stagnazione economica. Per fare ciò la tesi è stata strutturata in una sequenza logica di tre parti: la prima parte è stata dedicata ad un’analisi d’insieme del settore del crowdfunding provvedendo a dare una genealogia dei termini coi quali si è evoluto nel tempo e il loro significato. Per comprendere a pieno questa forma d’investimento si è reso necessario mostrare le varie figure coinvolte nel processo d’investimento, mostrando altresì le macro-tipologie in cui il crowdfunding si è evoluto a livello globale e con cui ognuno di noi si può oggigiorno interfacciare. La seconda parte è stata dedicata al perché questa strategia d’investimento innovativa abbia avuto successo, analizzandone i vantaggi e gli svantaggi partendo dal momento in cui per prima è stata utilizzata, ossia dalla crisi globale, generata negli USA, che ha investito i mercati e le economie di vari paesi nel 2008; analizzando l’evoluzione e i trend di crescita che ha avuto negli scorsi anni in Nord America, si è giunti ad una comparazione con l’evoluzione che ha avuto nel resto del mondo, con particolare attenzione al mercato europeo e non per ultimo italiano in cui, grazie ad alcuni interventi legislativi che ne hanno semplificato l’adozione e l’utilizzo, si è verificata una rapida crescita negli ultimi tre anni. Entrando sempre più nel dettaglio si è passati ad analizzare una campagna di crowdfunding immobiliare condotta con successo: “Investi con me” di Giuseppe Gatti. Tra le varie campagne presenti sul mercato in cui investire è stata scelta quest’ultima per via del suo carattere innovativo e dell’abilità di massimizzare il potenziale della campagna da parte del suo creatore, uscendo dagli schemi di processo tipici di una proposta crowdfunding tradizionale. La proposta di Gatti non si rivela come un unico investimento immobiliare in cui il promotore colleziona capitale da investire tramite il support della folla, bensì come la creazione di un fondo, senza un obbiettivo immobiliare specifico, che finanzierà la creazione di altri progetti da svilupparsi sul mercato italiano. L’obbiettivo finale di questo lavoro è quello di dimostrare come uno strumento nato per far fronte ad una crisi economica, in cui c’era la necessità di ripartire velocemente con l’economia, si sia negli anni rivelato uno strumento promettente in grado di ampliare il mercato degli investimenti immobiliari a soggetti che, magari spinti da barriere di conoscenze, geografiche, burocratiche, non si erano mai addentrati all’interno di questo settore e al tempo stesso ha permesso, e potrebbe permettere, a paesi con un’economia stagnante di poter guadagnare dinamismo e creare una crescita economica solida e duratura nel tempo.

Abstract
