This thesis aims to investigate the relationships that can be identified between the property and facility management processes and the indicators used within the sustainability reports of organizations. More exactly, what is the impact of property-facility on non-financial indicators and viceversa. The idea starts from the obligation, for organizations of a certain size, to draw up a non-financial statement on their social, environmental and economic issues. The market pays more and more attention on the way organizations deal with sustainability issues and always more directives and regulations require a sustainability report. In this framework, property and facility processes may play a significant role. The purpose of this work is to track the non-financial indicators influenced by property and facility management processes and provide a tool for mapping the critical issues with respect to the above mentioned processes. The awareness about impact of facility and property management processes on specific sustainability indicators may allow organizations to improve their performances that must be reported in the non-financial statements. In the first chapter, an overview of the current state of European directive and Italian regulations in terms of non-financial statement is given, including a view on implementation activity in both Europe and Italy. The second chapter focuses on the most popular and diffused world guidelines and standards in terms of sustainability. The third is a focus on the structure and content of a Non-Financial Statement. The fourth defines the boundaries of property and facility processes and the GRI standards considered in the crossing operation. In the fifth, the connections specific service-indicators are studied with a particular focus on some specific indicators. The outcome of the work is configured as a mapping of the relationships between property and facility management processes and sustainability indicators that can allow, among other things, organizations to understand the interactions between processes and indicators, and, consequently, better govern their sustainability performance.
La tesi si propone di investigare le relazioni che possono essere identificate tra i processi di property e facility management e gli indicatori utilizzati all’interno dei report di sostenibilità delle aziende. L’idea parte dall’obbligo, per le aziende di una certa dimensione, di stilare una dichiarazione non finanziaria riguardante le questioni ambientali, sociali ed economiche dell’azienda stessa. Il mercato presta sempre maggiore attenzione al modo in cui le aziende affrontano i problemi di sostenibilità e un sempre maggior numero di direttive e leggi richiedono una dichiarazione non finanziaria. In questo quadro, i processi di property e facility possono ricoprire un ruolo significativo. Lo scopo di questo lavoro è tracciare gli indicatori non finanziari influenzati dai processi di property e facility management e fornire uno strumento per mappare le criticità rispetto ai processi sopra menzionati. La consapevolezza dell’impatto dei processi di property e facility sugli indicatori specifici di sostenibilità può permettere alle aziende di migliorare la loro performance che deve essere riportata nella dichiarazione non finanziaria. Nel primo capitolo è data una panoramica dello stato attuale della direttiva Europea e della legge italiana in termini di dichiarazione non finanziaria, inclusa una visione sull’attività di implementazione in Europa e in Italia. Il secondo capitolo si incentra sulle linee guida e sugli standard, in termini di sostenibilità, più diffusi a livello mondiale. Il terzo è dedicato alla struttura e al contenuto di una dichiarazione non finanziaria. Il quarto definisce i limiti dei processi di property e facility management e gli standard GRI considerati per l’operazione di incrocio. Nel quinto vengono studiate le connessioni tra indicatore specifico e processi di property e facility, con un approfondimento su alcuni indicatori di dettaglio. L’esito del lavoro si configura come una mappa delle relazioni tra processi di property e facility e indicatori di sostenibilità che può permettere, tra altre cose, alle aziende di capire le connessioni tra processi e indicatori e, di conseguenza, governare meglio le loro prestazioni di sostenibilità.
