The era of coworking. Phenomenon analysis and proposal of assessment methodology for flexible workspace real estate properties

The last decades have been characterized by a technological evolution of the devices used by workers that have led to the spread of new business models in the sharing economy and to the growing interest in smart working, based on flexibility and autonomy. In this scenario, one of the emerging phenomena that the thesis develops is coworking, one of the new ways of organizing and living the work that characterize the current complex society, in which the transition from an industrial economy to a knowledge economy that develops in the digital sphere is underway. It is a socio-economic phenomenon that proposes an operating model that is completely different from the traditional ones, as independent workers are hosted in shared spaces that go beyond the concept of physical environment, taking on the configuration of relational contexts, where it is possible to interact with professionals with different skills, sharing projects and ideas and creating synergies and networks. The thesis consists of two parts: in the first, the theoretical one composed of the first five chapters, the phenomenon of coworking is analyzed, describing its various aspects, highlighting its strengths, critical points and potentialities, illustrating its diffusion in the world and in Italy, while, in the second part, chapter no. six, an evaluation model is created for a building entirely dedicated to coworking, taking into consideration the Income Capitalization Method used for evaluating hotels, based on the discounting of cash flows.

Gli ultimi decenni sono stati caratterizzati da un’evoluzione tecnologica dei dispositivi utilizzati dai lavoratori che hanno portato alla diffusione di nuovi modelli di business nell’ambito della sharing economy e al crescente interesse verso lo smart working, basato su flessibilità e autonomia. In questo scenario, uno dei fenomeni emergenti che la tesi sviluppa è il coworking, una delle nuove modalità di organizzare e vivere il lavoro che caratterizzano l’attuale società complessa, in cui è in atto la transizione da un’economia industriale a un’economia della conoscenza che si sviluppa nell’ambito digitale. Si tratta di un fenomeno socio-economico che propone un modello operativo del tutto diverso da quelli tradizionali, in quanto i lavoratori indipendenti vengono ospitati in spazi condivisi che superano il concetto di ambiente fisico per assumere la configurazione di contesti relazionali, dove è possibile interagire con professionisti che dispongono di competenze diverse, condividendo progetti, idee e creando sinergie e network. La tesi è costituita da due parti: nella prima, a carattere teorico e composta dai primi cinque capitoli, viene analizzato il fenomeno del coworking descrivendone i vari aspetti, evidenziandone punti di forza, criticità e potenzialità, illustrandone la diffusione nel mondo e in Italia; nella seconda, a carattere progettuale e composta dal capitolo n. sei, è stato creato un modello valutativo per un edificio interamente dedicato al coworking, prendendo in considerazione il Metodo Reddittuale usato per la valutazione degli alberghi, basati sull’attualizzazione dei flussi di cassa.
